JAG Development announced its newest multifamily community in downtown Phoenix. Willetta 15 is a boutique apartment community featuring 15 one-bed, one-bathroom rental units located in the East Evergreen Historic District.
With rents starting at $1,899 per month, Willetta 15 offers potential residents 826 square feet with oversized layouts compared to typical one-bedroom units downtown. The small scale of the community also offers a more private and less corporate vibe than that of large-scale multifamily communities.

Every residence is equipped with modern designer kitchens, quartz countertops, flat panel cabinetry, stainless steel appliances, an in-unit washer/dryer, and walk-in closets. Each unit also features a private balcony or patio, as well as smart features such as keyless entry, a doorbell camera, and an intercom system.
The community features accessible parking near each unit’s front door. Willetta 15 is also electric vehicle-friendly, with each parking space having access to an EV charger.
Willetta 15 is located at 531 East Willetta Street at the intersection of Willetta and 7th Street.
Allan Gutkin and Benjamin Gutkin, Principals of JAG Development, founded the community to offer a quieter, more private alternative to downtown high-density living.
“We have always enjoyed smaller communities, more intimate places to live where you know your neighbors,” Allan Gutkin said. “We wanted to design a boutique living experience in the heart of downtown Phoenix that blends modern architecture with the modern energy of the city.”
Benjamin Gutkin said Willetta 15 is the perfect community for urban achievers and design-conscious individuals.
“We really wanted to craft a space for residents who are drawn to downtown living and modern design but wanted something more refined and less crowded than large apartment communities,” Benjamin Gutkin said. “Residents who wanted to escape the high-rise scene and move into a community that was more about comfort and quiet, while still valuing the walkability of downtown.”
Willetta 15 is offering special lease incentives to sign up today. The community is offering 12 weeks free with a 12-month lease and offering a free Urbomo electric scooter with every lease.
“We thought giving away an electric scooter to anyone who leases an apartment at Willetta 15 is a great way to promote the micromobility of downtown Phoenix,” Allan Gutkin said. “The community is centrally located, so everything you need is just a quick scooter ride away, and we all know how hard it is to find parking downtown.”
Willetta 15 is the fifth downtown Phoenix housing project developed by JAG Development. Benjamin Gutkin said his development team’s experience working in the community makes them perfectly suited to understand the needs of modern renters in the area.

The opening of Willetta 15 is the fourth and final phase of JAG Development’s 20-year and $15 million project at Willetta and 7th Street. The project started with condominium communities Willetta 9 and Evergreen 9, followed by the development of a Starbucks Coffee location, and ending with Willetta 15.
