Phoenix has made a name for itself as a housing construction powerhouse, but no other area of the Valley has seen such an expansion as zip code 85396 in Buckeye. The number of housing units here doubled in the span of just 10 years, deeming it America’s 36th fastest growing community and ranking among the top up-and-coming neighborhoods in the U.S.

To spotlight the areas that went through significant transformation in recent years, RentCafe.com analyzed housing inventory and population growth in 32,400 U.S. zip codes and compiled the top 50 in its latest “America’s Newest Neighborhoods” report

Here are the details: 

• Housing inventory in zip code 85396 went from 6,178 units in 2014 to 14,581 in just 10 years, that’s a 136% increase. 
• Demand was strong as the population here grew at a much faster pace, marking an 185% increase: from 13,506 residents to 38,489 in the same period.

Two of the Valley’s zip codes made this list of top up-and-coming neighborhoods; here are the details: 

Zip code 85142 in Queen’s Creek is the nation’s 51ston the list of up-and-coming neighborhoods: 

• Housing grew by 54% and the population by 63% — but perhaps more telling is who moved in.  
• Here, 78% of adults hold a college degree, marking a 6.1% increase in a decade.  
• Additionally, the median income growth in the area grew 36% in the same period. 

Zip code 85307 in Glendale is the 52nd up-and-coming community: 

• Here, housing units grew by 54%, while the population grew at a much faster rate (76%).  
• Similarly, a growing number of highly educated residents moved in, going from 66% to 68% college-educated adults in 10 years.  
• The median income of residents in the area increased by 28%, signaling economic development.
