MovingPlace has released its new mid-year report, revealing America’s hottest ZIP codes of the first half of 2026 and Surprise, Ariz., is one of the hot spots for movers in 2026.

The report first looked at the areas who saw the biggest ranking changes when compared to the previous year, and now looks at the locations with the most move activity based on per capita moves.

The Top U.S. ZIP Codes People Are Moving To in the First Half of 2026

  • A total of 5,290,381 moves were recorded in the first half of 2026.
  • Inlet Beach, FL (32461) ranks as the #1 hottest ZIP code, with 106.1 moves per capita in the first half of 2026.
  • Land O’Lakes, FL (34637) saw the largest year-on-year rank change, jumping 1,527 places in a single year.
  • New Braunfels, TX (78130) is the top ZIP code overall for total move volume, recording 2930 moves.
  • Texas led the nation in total moves, with eight of the top 10 ZIP codes located in the state, including McKinney (75071), Leander (78641), and Katy (77493).

As Americans relocate in 2026, certain ZIP codes are standing out as the fastest-growing and most in-demand.

The 2026 Mid-Year edition of The Hottest ZIP Codes Report by MovingPlace examines January to May migration data by analyzing over 5 million moves made to find the most popular ZIP code per capita, by overall moves and the top trending areas.

One way the report assesses ZIP code heat is through moves per capita. The moves per capita metric highlights the ZIP codes experiencing the most intense migration relative to their population size. This allows smaller or less densely populated areas with unusually high migration activity to stand out as truly hot ZIP codes.

    Inlet Beach ranked as the nation’s top per-capita moving destination in the first half of 2026, proving the continued strength of Florida’s Emerald Coast as a relocation hotspot. The community’s combination of luxury coastal living, limited inventory, and access to the broader 30A corridor continues to attract retirees and second-home buyers seeking a high-quality lifestyle destination. While home prices remain among the highest on this list, the area’s appeal reflects strong demand from buyers prioritizing lifestyle over affordability.

    2. 75114, Crandall, TX – 105.7 Moves per Capita

      Crandall continued its rise as one of the fastest-moving ZIP codes in the country during the first half of 2026, driven by the ongoing eastward expansion of the Dallas-Fort Worth metroplex.
