MovingPlace has released its latest monthly report, revealing America’s top trending ZIP codes for movers based on nearly 900,000 recent moves and one Arizona ZIP code ranks No. 4 among America’s top trending ZIP codes and areas for movers.
The September report first looked at moves per capita, and now highlights the ZIP codes with the largest month-over-month increases to reveal which areas are currently trending the most.

These Are the Top Trending ZIP Codes in America Right Now
- Livingston, TX (77352) posted the largest month-over-month move-volume increase in the country, up 130% from July to August.
- Ames, IA (50014) saw the second largest month-over-month move leap, an increase of 74%.
- This was followed by Irvine, CA (92617) and Hereford, AZ (85615) who both saw an increase in movers of 70%.
- North Carolina was the month’s standout surge state, placing two ZIP codes in the top 10: Rockwell (28138, +68%) and Leicester (28748, +52%).
As Americans relocate in 2026, certain ZIP codes are standing out as the fastest-growing and most in-demand.
The September 2026 edition of The Hottest ZIP Codes Report by MovingPlace examines August migration data by analyzing almost 600k moves made the month prior to reveal the top trending ZIP codes.
The following ZIP codes saw the most dramatic month-over-month shifts in moves, highlighting areas experiencing unusual spikes in population movement. These changes often reflect a mix of seasonal patterns, economic factors, and local events, offering a snapshot of where people are relocating and why.

Based on MovingPlace’s analysis of 890,131 moves in the month of August, the hottest ZIP codes in America by month-over-month increased move volumes are:
1. Livingston, TX (77352) – 130% Increase
Livingston’s 77352 ZIP covers a large area around the city in Polk County, near Lake Livingston and roughly 75 miles northeast of Houston. Retirees, remote workers and households seeking a lower-cost, more spacious lifestyle can all contribute to movement into the area, while Livingston’s growing health-care and senior-living sector provides another source of local employment. Its 130% month-over-month increase is the sharpest jump on the list, more than doubling its move count from 99 to 228.
2. Ames, IA (50014) – 74% Increase
Ames’ 50014 ZIP covers much of the area surrounding Iowa State University and has a large concentration of student apartments and rental housing. With thousands of students arriving for the fall semester each year, August brings a predictable wave of move-ins, apartment changes and roommate turnover. The ZIP’s 74% month-over-month increase likely reflects that seasonal student housing cycle
3. Irvine, CA (92617) – 70% Increase
Irvine’s 92617 ZIP surrounds the University of California, Irvine and has a large concentration of student-oriented apartments and rental housing. The area sees regular turnover as new students arrive, returning students change apartments or roommates, and leases reset around the academic year; some nearby student and graduate housing also has August lease starts.
4. Hereford, AZ (85615) – 70% Increase
Hereford is a rural community southeast of Sierra Vista and just outside Fort Huachuca, one of the area’s largest sources of employment and military activity. The ZIP has a strong connection to the installation, with Fort Huachuca’s own demographic research showing that military reassignment and employment at the base are the two leading reasons households move into the surrounding area.
5. Rockwell, NC (28138) – 68% Increase
Rockwell is a small community in Rowan County, northeast of Charlotte and near the growing Salisbury area. Its relatively affordable housing and position within the broader Charlotte-area commuter belt make it an attractive option for households looking for more space at a lower cost than closer-in markets. The ZIP also has a largely owner-occupied housing base, meaning even a relatively modest increase in those changing homes can produce a swing in move activity.
6. Wichita, KS (67210) – 61% Increase
Wichita’s 67210 ZIP covers parts of southeast Wichita, including a mix of established residential neighborhoods and commercial areas. Its proximity to major aerospace employers and McConnell Air Force Base also creates a steady flow of workers and military households moving in and out of the area. The increase in August likely reflects a combination of that naturally high rental turnover, job-related moves and seasonal late-summer relocations.
7. Los Angeles, CA (90007) – 60% Increase
Los Angeles’ 90007 ZIP sits immediately around the University of Southern California and has one of the most renter-heavy housing markets in the area, with nearly 90% of occupied homes rented. The 60% month-over-month increase in August likely reflects the annual wave of students moving into the area for the fall semester, with USC’s 2026 graduate and undergraduate move-in dates falling on August 10 and August 19, respectively.
8. West Frankfort, IL (62896) – 59% Increase
West Frankfort is a small city in southern Illinois with a relatively low-cost housing market and more than a quarter of occupied homes are renter-occupied. The area also has a sizable production and transportation workforce, which can contribute to job-related moves within the region. Its 59% increase in August likely reflects a combination of normal housing turnover, employment-related moves and a relatively small market size.
9. Centerville, TN (37033) – 55% Increase
Centerville is a small town in Hickman County, southwest of Nashville, where relatively affordable housing makes it an alternative to more expensive parts of the Nashville region. The ZIP has a median home value of about $217,000 and an average commute of roughly 37 minutes, suggesting many residents are willing to live farther from their workplaces in exchange for lower housing costs.
10. Leicester, NC (28748) – 52% Increase
Leicester is a rural mountain community northwest of Asheville that offers residents more space and a quieter setting while remaining within the broader Asheville area. The 52% month-over-month increase in move activity likely reflects a combination of households relocating to the Asheville area, lifestyle-driven moves and turnover among the area’s second-home and rural housing stock.
