Intersection Development, a Phoenix-based real estate development firm, will break ground on SISU Roosevelt and Arcada on Friday, Nov. 6, at 10 a.m. Together, the projects represent more than $70 million in investment in Roosevelt Row, pairing 125 new residences with the preservation and reuse of historic buildings for Clive Collective’s latest dining concepts.

SISU, a 12-story mixed-use tower at 821 N. First Ave., and Arcada, anchored by the Stoddard-Harmon House at 801 N. First Ave. will advance the next phase of Fascination Street, Intersection Development’s planned pedestrian connection through Roosevelt Row.

“People should come downtown on purpose and stay because the area gives them a reason to,” said Zac Cohen, co-founder of Intersection Development. “A century-old house on one end, and Atari, a futuristic hotel on the other, and the arts district all around it. That’s a destination, not a project.”

Designed by räkkhaus, SISU takes its name from the Finnish word for inner strength and perseverance. Its brand promise, “live defiantly,” informs what Intersection Development calls cultural residential: homes designed around life in the arts district. The tower will feature Nordic-minimal interiors, built-in millwork, an elevated pool and amenity deck, and rooftop event space. Ground-floor retail and boutique offices will bring additional activity to the street.

Arcada pairs the property’s historic buildings with new dining and nightlife from Clive Collective, the hospitality group behind notable Valley destinations, including CALA, The Americano, Tell Your Friends, Neon Spur and Kuza Scottsdale, as well as The Bungalow Kitchen in Tiburon, California. Clive will open three concepts on the property: Ada, a chef-driven Coastal American restaurant with a raw bar and wood-fired cooking set in the historic Stoddard-Harmon House; Love Call, a cocktail-forward neighborhood bar; and Kuza Tori, a Tokyo yokocho-inspired alleyway sushi handroll bar and HiFi Japanese listening lounge.

Mode, a 3,500-square-foot outdoor space, will connect the venues with alfresco dining and lounge seating. A new shared kitchen, Clive Kitchen, will serve all of the restaurants, and Clive’s new office space will establish the group’s headquarters on the site.

Fascination Street is planned along the alley between First and Central avenues, connecting McKinley and Roosevelt streets. The route will link Arcada and the existing Hardware Store with SISU and Atari Hotels Phoenix, the hotel and entertainment anchor planned for the north end at 840 N. Central Ave. Plans call for lighting, landscaping and interactive media that make the route a walk through the neighborhood’s past and future.
