“Finding the right real estate in the best location is not an easy task when it comes to pickleball. You need the right square footage, minimum 18 ft. ceiling height clearances and a landlord that allows the use,” said Ryan Werlich, Picklr Franchisee. “I engaged Menlo Group after many months of unsuccessful attempts to find a location with another broker. The team at Menlo Group is great to work with. Jason, Nicholas and Mary are very responsive, communicate well and understand my needs. I would highly recommend Menlo Group to anyone looking for commercial real estate in a niche space.”

The Picklr signed its first lease in January 2021 and has quickly grown to include more than 275 planned facilities across the United States. The Tempe location will be the first of three franchise locations in the East Valley and offers unlimited play on its eight spacious courts, including two Championship Courts. The facility will also have a dedicated training court, stretch and warm-up area, Pickleball Central Pro Shop, grab-and-go snacks and drinks, locker room with showers, and meeting rooms.

The long-term lease agreement was successfully negotiated by Menlo Group’s Jason Triano, CCIM, and Nicholas Aldini with the support of transaction manager Mary Porter-Larsen. The landlord, Costco Plaza Property, LLC, was represented by Brian Gast and Brian Harpel of Velocity Retail Group. The strategic positioning of The Picklr within the Costco Plaza highlights the growing demand for unique recreational spaces in retail environments.

“It has been a pleasure working with the team at The Picklr, and we look forward to helping them open additional franchise locations across the state,” Triano said. “This facility is a fantastic addition to Tempe, and we are excited to see the positive impact it will have on the area.”
