The skyline of Downtown Phoenix is constantly evolving. Stand on any corner and you’ll likely see a construction project in progress. Here are 15 Downtown Phoenix construction projects that are currently in progress and will likely change the way we live, work, and play in the city.

APS Evans-Churchill Substation
This unique APS electric substation project will provide much needed electric infrastructure to our growing downtown. Upon completion, the project will be one of the largest private installations of public art in Phoenix.
Aspire Fillmore
A 17-story, 254-unit apartment complex by Aspirant Development is well under way on the northeast corner of Fillmore Street and Third Avenue. The project will have ground-floor retail and luxury finishes.
ASU Residence Hall and Entrepreneurship Center
Arizona State University has almost completed construction on their newest dormitory and educational building in downtown Phoenix. This 16-story, 283,000-square-foot building will house 532 upper division and graduate students and also includes academic space.
Estimated completion: August 2021
Derby
Transwestern Development Company has begun construction on the Derby, a unique micro-unit project in the heart of Roosevelt Row. The project will be a 21-story high-rise featuring 222 residential units over six stories of above-ground parking. All units will come furnished and will average 350-400 square feet.
EcoPhx
Habitat Metro has broken ground on 70 purposefully sustainable apartments on the SW corner of 3rd Avenue and Roosevelt Streets. The completed 5-story project will feature over 3,300 square feet of retail space, solar energy usage, a car share program, greywater recycling and other traditional residential amenities.
Home2 Suites
Currently under construction at 2nd Street and Jackson, this hotel will be the first newly built commercial building in the burgeoning Warehouse District in years. The completed project will activate a long empty historic structure into the final build and will feature 149 rooms.
Hyatt Place
A former surface parking lot at the NW corner of Adams and 2nd Avenue will soon become a new 8-story, 240 room Hyatt Place. Mortenson Company has almost completed construction on the project.
Opening date: October 2021
Mercer on Fillmore
Trammel Crow has broken ground on the first phase of a $140-million mixed-use project between 4th-6th Avenue fronting Fillmore. Mercer on Fillmore will feature 342 units with ground floor retail and amenity space on the SW corner of 4th Ave and Fillmore. The second phase will include 350 apartment units.
Expected completion: Q4 2021
Moontower PHX
Developer Lincoln Ventures has begun construction on a new 24-story, 326-unit multifamily development in one of the most recent Downtown Phoenix construction projects to break ground. The project will feature luxury amenities, ground-floor retail.
Estimated completion: June 2023
Portland Broadstone
Located on the northeast corner of Portland and 3rd Street, Alliance Residential is building a 5-story, 162 unit apartment project. The development will add to the vibrancy of neighboring Roosevelt Row with luxury amenities and ground-floor retail.
Expected completion: Early 2021
Portrait on the Park Phase III
Transwestern Development Company recently completed construction on 2 phases of a residential development located at 3rd Street and Willetta and have begun construction on Phase 3. The latest project currently under construction will feature 209 residential units, an attached parking garage and ground-floor retail.
The Battery
This 276-unit mixed-use project by JMA Ventures, LLC is wrapping up construction. Located between 3rd and 4th Streets and Buchanan in the Warehouse District, the development will include for-rent apartments and commercial space. Two historic buildings will be preserved and activated as retail.
Expected completion: September 2021
The Rey
Developer, Fore Property, began work on this midrise multifamily project located at the SW corner of 2nd Avenue and Fillmore in early 2020. The 7-story development will include 323 apartment units and ground-floor retail.
Anticipated opening: March 2022
Thunderbird School of Global Management
Arizona State University is fully established in Downtown Phoenix with over $219 million invested to create the 13,000+ student campus. The world-acclaimed Thunderbird School of Global Management is currently under construction at 1st Street and Polk.
XPhoenix
Chicago-headquartered development firm, The X Company, is well under way the Downtown Phoenix construction of their X Community product at the corner of 2nd Avenue and Monroe. Phase 1 of this co-living based, 20-story apartment project will feature 506 beds, an expansive pool deck and ground-floor retail. Pre-leasing started in July.
First move-ins anticipated: October 2021
