A new building acquisition coordinated by the Phoenix office of JLL kicks off the renovation of a former Banner urgent care in Mesa, Arizona, into a new and expanded location for Arizona Gynecology Consultants (AZGYN), a comprehensive women’s healthcare provider specializing in a broad spectrum of women’s health.

The 4,307-square-foot medical office building is located at 1151 N. Gilbert Rd. in Mesa. It sits on the immediate southeast corner of Gilbert and Brown roads, with a traffic volume of more than 41,000 vehicles per day and almost 303,000 residents within a five-mile radius.

JLL Vice Presidents Mari Lederman and Katie McIntyre represented AZGYN in the acquisition. Chad Shipley and Rommie Mojahed of SVN represented the building seller, Summit Properties Group LLC.

We’re excited to begin renovations and bring our expanded services to this busy, family-oriented area of Mesa. It is the perfect location to build the community’s access to all that is available in today’s women’s health.”

Planned renovations at the AZGYN Mesa building include modernizing the exterior with new paint, signage, landscaping and parking lot. AZGYN will also upgrade the building’s lobby, restrooms, exam rooms and workspaces. This includes an X-ray suite that will allow AZGYN to offer mammography, ultrasound and interventional radiology services traditionally done in hospital settings. A dedicated women’s urgent care center is also planned.

AZGYN operates five metro Phoenix offices. It’s newest building will triple the provider’s Mesa footprint, building on a market presence that was first established in 2016. It sits just off the Loop 202, between Banner Desert and Banner Gateway hospitals, and in close proximity to Mercy Gilbert hospital.

“This building’s location aligns well with AZGYN’s goal of working in coordination with other community caregivers to elevate women’s primary care and surgical services. It is a great transaction in a medical office market experiencing extremely tight vacancy rates,” said Lederman.

According to JLL research, medical office space enjoyed a strong start to the year, with net absorption in the opening three months of 2023 outpacing prior years and pushing asking rates up by 7.5 percent year-over-year.

Renovations on the new AZGYN Mesa location are underway now, with completion expected by December 2023.

AZGYN specializes in office-based gynecology and menopausal medicine, as well as procedures for complicated surgical issues of the female pelvis. The surgeons at AZGYN have completed an additional two years of fellowship training to perform procedures beyond the scope of a general OB-GYN.
