Diversified Partners, a leading Scottsdale-based commercial real estate brokerage and development firm, is advancing Destination at Gateway, a 163-acre power center development located at the new SR-24 interchange at Signal Butte Road in Mesa. The project includes two distinct components now available for lease: 24 Auto Row, a purpose-built auto mall development spanning approximately 80 acres, and an adjacent retail power center designed to serve one of the fastest-growing regions in the state.

The site is surrounded by more than 10,000 residences within a five-mile radius and sits adjacent to Eastmark, Arizona’s top-ranked master-planned community, which includes more than 17,000 planned residential units.
The area is also supported by a growing employment base that includes Apple, Meta, Intel, CyrusOne, Fujifilm and Novva data centers. Nearby Phoenix-Mesa Gateway Airport supports more than 10,000 jobs and generates approximately $1.3 billion in annual economic impact.

A key component of Destination at Gateway is 24 Auto Row, the largest new planned auto mall development in the Southeast Valley. The project features approximately 80 acres across eight parcels ranging from roughly 6.4 to 12.5 acres and was specifically designed to accommodate dealership groups seeking freeway visibility, accessibility and long-term growth opportunities.
The site plan was designed by renowned architect John Mahoney and is being developed by the Berge family, whose automotive legacy in Arizona dates back to the 1940s. Today, Berge Auto Group operates seven dealerships representing six automotive brands and is led by third-generation CEO Brent Carleton Berge. The development is positioned to benefit from continued population growth and consumer demand throughout the East Valley. Arizona’s automotive sector has grown faster than the national average in recent years, while electric vehicle registrations continue to increase statewide.
Adjacent to 24 Auto Row, the retail power center offers retail, drive-thru and pad opportunities designed to serve the rapidly expanding Southeast Valley population. Current and planned tenants include Walmart, 7 Brew, Take 5 Oil Change, Taco Bell, Zara Nail Bar and PAC Dental. Additional leasing opportunities remain available, including drive-thru pads, shop space and space for a future junior anchor retailer.
The retail component is expected to serve as a regional destination for residents of Mesa, Queen Creek, Gilbert, Eastmark and surrounding communities.
