JE Dunn Construction and Lincoln Ventures, an Austin-based student housing and national multifamily developer, announce breaking ground on 811 N. 3rd Street, a 24-story, 326-unit multifamily development located in the heart of the arts district in Downtown Phoenix.

The to-be-named project will feature market-leading amenities, including a ground floor coffee to cocktails concept, co-working and conference spaces with a business lounge, secure bike parking and a dog run. The rooftop pool deck boasts incredible views of Downtown Phoenix, plus an aqua lounge, grills and spa. The building will also have a state-of-the-art fitness studio, including a yoga and meditation room, spin studio and saunas.

“As an equity and construction partner with Lincoln Ventures on several projects, we are excited to expand our relationship with this marquis project for the nationally-renowned Roosevelt Row Arts District in Downtown Phoenix,” said Brad Schenck, Arizona office leader of JE Dunn. “This project represents our fifth project with Lincoln Ventures.”

811 N. 3rd St. is Lincoln Ventures’ first multifamily development in Phoenix, Arizona. Lincoln Ventures is rapidly expanding its presence outside of its home state, recently announcing a multifamily, student-oriented project in Atlanta, Georgia. The company is best known for its successful multifamily, student-oriented developments in Austin, Texas, including The Ruckus, Ruckus 2.0, Moontower and Waterloo. Lincoln Ventures is also working on a 49-story multifamily tower in Downtown Austin’s Rainey Street Historic District, one of the most dynamic, pedestrian-activated submarkets in the country, similar to the Roosevelt Row Arts District.

811 N. 3rd Street is a partnership between Lincoln Ventures and Cross Harbor Capital Partners. JE Dunn is the general contractor and Arvest Bank will provide the debt for the project. Shepley Bullfinch is serving as architect for the project and Austin, Texas-based Michael Hsu Office of Architecture is providing interior design services.
