Creation, a performance-driven real estate development and alternative investment firm, in partnership with a real estate fund advised by Crow Holdings Capital, has closed on a 38-acre site in Avondale for the development of Avondale Tech Center, a three-building Class-A industrial campus totaling approximately 700,000 square feet.

Located on the northwest corner of 117th Avenue and Corporate Drive within the West Valley’s premier manufacturing corridor, Avondale Tech Center is designed to serve advanced manufacturing and innovation-driven enterprises. Located along Interstate 10, the project offers direct access to one of the Southwest’s most active growth corridors, with seamless connectivity to Loop 303, Loop 101 and the Loop 202 extension.

The development will consist of three buildings ranging from 212,184 to 254,264 square feet, each designed to accommodate the operational needs of modern industrial users, including advanced manufacturing, research and development and assembly operations. Target industries include pharmaceutical development, aerospace, semiconductor manufacturing and defense contracting.

Each building will feature above-market specifications, including 36-foot clear heights, seven-inch unreinforced slab floors, 60 mil white TPO roofing with R30 insulation and 3000A @ 480V three-phase power expandable to 6000A. The buildings will incorporate critical FM Global features, including a steel roof and an upgraded K-25 ESFR sprinkler system throughout. The campus will also include four EV chargers with eight charging stalls per building and a fully gated, secure site.

In addition to its industrial capabilities, Avondale Tech Center will incorporate a series of tenant-focused outdoor amenities, including dedicated gathering areas for each building, a walking path that encircles the entire development and shared pickleball courts, an amenity set not typically found within industrial developments.

Construction is expected to begin this summer. LGE Design Build will serve as both architect and general contractor for the project. Riley Gilbert, SIOR, along with John Lydon and Kelly Royle of JLL, will lead leasing efforts.
