Phoenix-based developer George Oliver has completed its latest experiential office transformation, The Alexander in downtown Chandler, as companies reintroduce their employees back into the workplace. Located at 25 S. Arizona Pl., the 112,000-square-foot office building debuted this month with a surge in leasing activity, thanks to a thoughtfully curated amenity package following George Oliver’s mission to deliver the next-generation office environment.

According to Kremer, today’s employers are increasingly looking for a workplace advantage to solve their recruiting and retention needs. Small to mid-sized companies who do not have the scale to build highly amenitized corporate campuses can achieve this at The Alexander, which operates like a campus with shared amenities and programming. This allows its tenants to compete on a larger scale when recruiting employees. 

The Alexander’s amenity package includes a wellness and yoga studio with interactive equipment like Peloton bikes, iFit treadmills and rowing machines by NordicTrack. It also includes a Kaleidoscope organic juice and coffee bar with lounge style seating and breakout areas, a number of outdoor areas designed for private tranquil seating and communal meetings, a library for focused tasks, a billiards room for employee events or meetings, a 50-person training center with outdoor seating and a hospitality bar, a dog friendly patio, a mother’s room, and an onsite concierge to program events and manage daily tenant needs. The completed transformation can be seen in a recently released property video.

As part of the transformation and in response to COVID-19, George Oliver enhanced its renovation plan at The Alexander to include “touchless” accessibility with 10-foot sliding glass entry doors, motion sensor restroom doors and fixtures, and touchless drinking fountains. It also upgraded the building’s main HVAC systems and elevators to optimize air quality and functionality. 

The Alexander is anchored by a long-term lease to First Credit Union and has secured new long-term commitments from multiple additional tenants including 13,417 square feet to Neighborhood Loans, 7,426 square feet to NOVA Home loans, 4,596 square feet to Sandoval Design and Marketing, and 2,524 square feet to North & Co. Numerous other commitments are close to completion, including heavy activity from new-to-market tech interests.

Adjacent to The Alexander, George Oliver is finalizing renovations on a sister building, The Johnathan, located at 55 N. Arizona Pl. Renovations at The Johnathan, which will be complete this summer, include façade upgrades, a new landscape scheme and lobby and restroom upgrades. It also features a complementary amenity package on the ground floor, including a green-room for tenants to utilize for video and podcast productions, a 35-person training room, tenant lounge, mother’s room, and meditation room. Tenants at The Alexander and The Johnathan will have exclusive access to both buildings’ amenities through a shared access agreement.
