CBRE has arranged a 10-year, 85,000-square-foot lease to GPMI Company, a disinfectant wipe manufacturer, at Gilbert Spectrum Building 1 in Gilbert, Arizona. The tenant will bring its manufacturing back to metro Phoenix after a 10-year hiatus.

Mike Parker of CBRE in Phoenix represented GPMI Company in the lease negotiations. Ken McQueen & Chris McClurg of Lee & Associates represented the landlord, SunCap Property Group.

“This was a great opportunity for GPMI Company to bring its manufacturing business and knowledge in making disinfecting wipes back to Gilbert, increase its local footprint, and help to bridge the gap between the increasing shortage and the high velocity demand in the booming disinfectant wipe market due to COVID-19,” said CBRE’s Parker. “They are eager to start production at this new facility, where production will be nonstop for years to come.”

Located at 190 S. McQueen Road, the new facility will house approximately 200 employees and result in a $10 million capital investment into the community.

GPMI Company joins existing tenants SDHQ and Pella Windows to bring the building to 100 percent occupancy within 12 months of completion of construction. Built in 2019, Gilbert Spectrum Building 1 is situated on 8.82 acres, offers 32-foot clear height, 40 truckwell doors, four grade-level doors and 190 parking spaces. It is also conveniently located near several major freeways, including the U.S. 60, Loop 101 & 202 freeways and State Route 87.

Gilbert Spectrum is a 63-acre mixed-use development developed by SunCap Property Group, located at the southwest corner of Elliot and McQueen Roads. Construction is nearing completion on a 120,000-square foot office facility for Northrop Grumman. Northrop Grumman also occupies a neighboring 60,000-square-foot office facility developed by SunCap in 2017. The Gilbert Spectrum development is planned to include a total of 800,000 square feet of state-of-the-art office, flex-industrial and technology-related space is eight to ten buildings. Buildings range in size from 60,000 square feet to 200,000 square feet.
