Green Street Communities pursues five infill projects

Phoenix’s hard-hit residential real estate market has shown signs of recovery the last two years, but through the worst of it, Green Street Communities, Inc. (GSC) has provided stability where others in the industry could not. Local residents looked to GSC to bring revenue to local contractors, create jobs for local workers and improve desirability and equity in neighborhoods.

Current projects range from three 2,300-square-foot modern bungalow homes at 20th St. and Highland (priced from the high $300,000), to a $2.5 million 6,500-square-foot home in Paradise Valley. As with any GSC project, homebuyers may personalize the finishes of their new home and collaborate with GSC designers on the detail work that makes a house a home.

Additionally, GSC recently acquired land in the following locations for several new projects:

  • 36th Street and Indian School Road: GSC will build five custom homes, between 2,100 and 2,800 square feet
    Prices starting in the high $400,000
  • 30th Street and Campbell Road: GSC will build four custom single-story 3,000-square foot-homes, on approximately 10,000-square-foot lots
    Priced from the mid $600,000
  • 66th Street and Lafayette Road in Arcadia: GSC will build four 3,500-square-foot custom single-story homes on 13,000-square-foot lots
    Prices starting at 1.1 Million
  • 27th Street and Turney Road: is slated for fourteen 1,900 square-foot modern town homes with rooftop decks, a community pool and ramadas
    Priced in the low $400,000

Looking Beyond the Current Market

Owner Derek Jarr, who had been investing in residential real estate since 2002, has improved and sold more than 1,000 homes since 2002. With the cyclical nature of the real estate industry, Derek has recently successfully repositioned from a distressed investment strategy to the value-add approach of new construction and development.

“I enjoy identifying opportunities to pursue that can be enhanced and repurposed,” Jarr said. “I’ve always been driven to look beyond current market conditions to identify strategies that will capitalize on future trends while exceeding customer needs.”
