Porter Kyle, a Scottsdale-based vertically integrated Build-to-Rent (BTR) developer and general contractor, announced the grand opening of The Wayne, a 100-unit BTR townhome community in Chandler. Residents are moving in and the clubhouse and first four buildings at the community have been transitioned to Mark-Taylor for ongoing lease-up and property management.

The Wayne offers one-, two- and three-bedroom townhomes with direct-access two-car garages, private backyards, smart home technology and EV charging capability, features not typically available in rental product at this price point. Community amenities include a resident clubhouse with coworking spaces and private offices, a fitness center, resort-style pool and outdoor kitchen, a dog park, and a community trail system.

The opening caps a 20-month build by Porter Kyle Builders of a community that was delivered on schedule and under budget. The Wayne arrives on the strength of leasing activity that outpaced projections and reflect the strong demand for housing in the Phoenix Metro market. The Wayne generated strong pre-leasing volume, consistent tours, and a growing lead pipeline well before the first resident turned a key, early proof that the product is meeting real demand in one of Phoenix’s most constrained submarkets.

The Wayne’s leasing momentum is underpinned by structural market conditions in Chandler, one of the Phoenix region’s most competitive submarkets. With 95% of the city’s land already built out or committed to future development, and rezoning standards that create high barriers to entry, new competitive supply is limited. There is no like-kind BTR townhome product within nearly 10 miles of the site at 1535 N. Dobson Rd., and new construction deliveries across Metro Phoenix are projected to remain constrained through 2027.

Continued economic expansion, job and population growth across the Phoenix Metro is sustaining demand for rental housing broadly, and BTR townhome absorption has remained among the strongest in the country over the past year.
