Arizona short-term rental and small rental property investors now have a lower-cost way to capture one of the most valuable tax benefits in real estate. Through a new exclusive partnership between Rabbu, a short-term rental investment marketplace, and SMF Cost Segregation Advisors, an engineering-based cost segregation firm focused on one to ten unit properties, investors referred by Rabbu can order an engineering-based cost segregation study starting at $1,500 for a limited time, and can explore a property’s potential depreciation benefits inside Rabbu’s AI chat tool before committing to a purchase.

For most investors, a purchase decision comes down to projected revenue, purchase price and operating expenses. Depreciation is the variable those projections leave out, and it can change the after-tax return on a property meaningfully in the first years of ownership. In Arizona, where Scottsdale, Sedona, Flagstaff and the Phoenix metro draw visitors year-round and peak through snowbird season and spring training, the difference between a property that pencils and one that does not often comes down to that after-tax picture. The partnership is designed to put it in front of investors while they are still evaluating deals, not after they close.

The partnership delivers three things to investors. The first is price. From September 15 through November 15, 2026, investors referred by Rabbu receive $250 off their SMF Cost Segregation Advisors final report, bringing an engineering-based study to a starting price of $1,500 for qualifying single-unit short-term rental properties purchased on or after September 1, 2026. SMF Cost Segregation Advisors’ standard pricing starts at $1,750 for a single-unit property, which the firm positions as the best value and turnaround time in the industry for an engineering-based study that includes a virtual site visit and a CPA-ready report. To claim the discount, investors list “Rabbu” as their referral source when requesting a free initial property evaluation from SMF Cost Segregation Advisors.

The second is insight during due diligence. SMF Cost Segregation Advisors will power the cost segregation logic behind Rabbu’s proprietary AI chat tool, accessible from Rabbu’s homepage. The planned integration lets an investor researching a Scottsdale condo or a Sedona vacation home ask about the property’s potential accelerated depreciation in the same conversation where they are examining comparable rentals, occupancy and nightly rates. The goal is property-specific feedback that helps an investor understand whether a formal study is worth ordering, before the offer is written.

The third is convenience. SMF Cost Segregation Advisors builds its studies on virtual property walkthroughs rather than in-person inspections, so an owner in Chicago or Seattle can complete a study on a Phoenix rental without booking a flight, and a local owner can complete one without taking a day off. Studies are typically completed in one to three business days.

Cost segregation is an engineering-based analysis that breaks a property into its components and assigns each to the depreciation category the tax code allows. A residential rental building is depreciated over 27.5 years when it is a long-term rental and over 39 years when it operates as a short-term rental. Many of the components inside and around that building do not have to wait that long. Appliances, cabinetry, flooring and certain fixtures may qualify as 5-year personal property, and land improvements such as pools, patios, driveways, fencing and desert landscaping may qualify as 15-year property. Those categories are especially relevant to Arizona rentals, where a pool deck and outdoor living space are often a significant share of what a buyer is paying for.

Where those classifications apply, the associated costs can be deducted over much shorter periods than the building itself. Under current federal law, 100 percent bonus depreciation is available for qualifying property acquired after January 19, 2025, which can allow much of the 5-year and 15-year value to be deducted in the first year of ownership rather than spread over decades. For short-term rental owners there is an additional consideration: when a property’s average guest stay is seven days or less and the owner materially participates in running it, the activity is generally not treated as a passive rental activity, which may allow those accelerated deductions to offset other income. Whether that applies depends on the owner’s facts and should be confirmed with a qualified tax adviser.

Rabbu brings the discovery and research side of the equation. Its marketplace of short-term rental properties for sale pairs operating rentals that carry historical income information with homes evaluated using modeled revenue projections. Investors can review listings, run comparable rentals through the platform’s free Airbnb calculator, refine estimates for occupancy, nightly rates and seasonality, and connect with real estate professionals and lenders who work in the short-term rental space. The AI chat integration extends that research into the tax side of the investment.

SMF Cost Segregation Advisors brings the engineering and the reporting. The firm works exclusively with investment properties of one to ten units, including single-family rentals, short-term rentals, condos, townhomes and small multifamily, and provides cost segregation studies in Arizona and nationwide. Its model combines a virtual walkthrough with a detailed engineering analysis and a CPA-ready report, delivered at a flat fee. That focus on smaller properties is what makes the partnership work: the price point and the process were built for an individual owner with one or a handful of rentals, not for an institutional portfolio.

“We’re excited to bring individual investors access to an institutional-level tax break without the institutional-level price tag,” said Max Segal, Managing Partner of SMF Cost Segregation Advisors, in the announcement. “SMF focuses exclusively on small rental properties, typically a single unit and up to 10 units, because these owners deserve specialized engineering expertise at a price that makes sense for their investment. With Rabbu, we have an opportunity to make cost segregation part of the conversation around every STR purchase, starting with informed questions and personalized insights before an investor ever orders a study.”

“We’re excited to bring cost segregation studies directly into the way people discover and evaluate properties on Rabbu,” said Emir Dukic, CEO of Rabbu. “We see cost segregation becoming part of every STR purchase conversation, and it deserves a place in the seller’s strategy too.”

That seller angle is the other half of the announcement. An Arizona owner preparing to list a short-term rental can commission a study before going to market and present the property’s potential accelerated depreciation alongside its rental income and operating history. For a buyer comparing two similar properties, that after-tax view can be a deciding factor, and the companies believe it may strengthen the seller’s investment case, although a higher sale price is not assured. A seller’s study does not establish a buyer’s deductions; any buyer-specific analysis must reflect the buyer’s purchase price, allocation and tax circumstances.

The discount is limited to one per property, requires the engagement agreement to be signed during the offer period, and cannot be combined with other SMF Cost Segregation Advisors promotions; eligibility is confirmed by the firm during the initial property evaluation. AI feedback is preliminary and does not replace an engineering study or tax advice. Tax benefits are not guaranteed, and investors should review potential benefits with a qualified tax adviser.
