Four years ago, Jason Kush of J.P. Kush Construction kicked off the Lomas Verdes project, a semi-custom luxury home community located off 64th Street and Jomax Road. The Lomas Verdes luxury infill community has earned the Scottsdale Green Building designation, meaning the homes have been built to exacting green standards, as certified by the City of Scottsdale. The exclusive community will include six homesites in a gated enclave, ranging in size from three-quarters of an acre to over 1.7 acres. Homes will range from 4,006 square feet to 4,112 square feet, with 945 square-foot casitas also available. Pricing starts at $1.765 million. Construction is slated to begin this spring, and sales are available now through The Brokery.

Not only are the homes Energy Star certified, but every detail of the homes’ design and landscaping, was created to minimize environmental impact. Roofs are designed for seamless integration of solar panels, and overhangs on all entries and windows protect from direct sunlight. Water conservation is achieved  through drainage that is diverted into landscaping, and abundant use of xeriscaping, using drought-tolerant native plants.

“I’m a dad,” says Kush, who grew up in a family of Valley homebuilders. “so of course, I want to leave the planet in better condition for my children and generations to come. Luxury home buyers are also looking for ways to protect the environment, so while it may cost a bit extra up front, they know they are making an investment in the future.”

The contemporary homes of Lomas Verdes are semi-custom, meaning the selection of options for lighting, flooring, cabinets, fixtures, and technology, are vast. Kush handpicked local companies to work with homeowners to truly make their home an extension of their personal style. Partners include interior design firm Dwelling Design; pool and landscape company SBD-studio; Central AZ Supply, Wipliance; and Hinkley’s Lighting.

“I live in the Scottsdale/Cave Creek area… land of Tuscan homes!” laughs Kush. “Today’s North Scottsdale luxury homebuyer is looking for something different. The homes of Lomas Verdes were designed specifically for their surroundings by award-winning husband and wife led architecture firm The Ranch Mine, drawing inspiration from contemporary homes in Chile and Argentina. We use a lot of wood, metal, and organic materials that blend seamlessly into the desert environment”

Local residential real estate brokerage The Brokery is handling all sales for the Lomas Verdes community. Kush says he took his time to select a brokerage for this project, looking for partners who were well respected, had the right connections, and sold homes like the ones he builds.

“We met Jason during a real estate transaction a couple years ago that was a bit tricky,” says The Brokery Co-founder Oleg Bortman, who will be handling sales for Lomas Verdes along with his business partner, co-founder Tucker Blalock. “We all knew that if we could successfully make it through that challenging negotiation and come out with a respect for each other and how we work, we would make great partners – and we were right!”
