Arizona developers Pederson Group and Barclay Group are teaming up on a new mixed-use development that will bring essential services, amenities and employment opportunities to Avondale.

The District is a 32-acre, 269,000-square-foot mixed-use development in the heart of the Boulevard District at the northwest corner of Avondale Boulevard and Van Buren Street. Avondale officials have designated the area as the center core of its BLVD project, which spans 356 acres and includes residential, commercial and employment developments with an urban design theme.

The District will feature a major grocery store, plus specialty retail stores, restaurants and entertainment venues surrounded by a large, landscaped plaza. The amenities area will be suitable for public gatherings and serve as a connection point for other retail offerings.

Additionally, there will be light industrial development, creating employment opportunities.

“We are pleased to partner with Pederson to create a project that will serve as one of the anchors for an interactive experience at the Boulevard District,” said Jim Gardner, Barclay Group’s executive vice president.

The two companies have collectively developed more than 20 million square feet of quality retail projects.

“This project has been years in the making,” said Jim Pederson, chairman of the Pederson Group, of The District.  “It involved the cooperation of the City of Avondale, the landowner, the major retailer and the developer.  We’re delighted to be part of the Boulevard District, which will be a prominent destination point for the entire West Valley.”  

The District will break ground in early spring 2027, with a targeted opening in early 2028.

“The project represents another exciting step forward in bringing our vision for The BLVD to life,” said Avondale Mayor Mike Pineda. “By combining new retail amenities with employment opportunities, this development will help create a vibrant destination that serves our residents, attracts new investment and supports Avondale’s continued growth.
