On April 11, the Frankel Family Trust – a privately-owned, multi-family property developer and owner – came together with Gilbert Mayor Brigette Peterson as well as general contractor CHASSE Building Team and other community and business leaders to celebrate the groundbreaking of Tuscany at Gabriella Pointe. At completion, the highly anticipated luxury apartment project will boast 760 well-appointed units across 39 acres located at 3545 E. Warner Road in Gilbert. The groundbreaking marks the first project to launch in the new mixed-used Gabriella Pointe development and anticipates initial occupancy by summer 2025.

“This development signifies our commitment to the Town of Gilbert. We are creating a one-of-a-kind living environment for our residents. Every detail of Tuscany was planned for their enjoyment. Our goal was not only to provide them with a quality place to call home but to engage all of their recreational desires without ever having to leave the community,” said Mike Kron, Chief Operating Officer of the Frankel Family Trust.

At completion, Tuscany at Gabriella Pointe will feature 14 three-story buildings and three four-story buildings, all of which will have elevators. Residents will have the option of several one-, two-, and three-bedroom floorplans as well as amenities akin to country club living.

“There will be both a main clubhouse and a full-scale athletic club in the community,” said Kron. “The clubhouse will be home to a game room; a state-of-the-art cardio fitness center as well as a combination Pilates-yoga-spin class room with workout programs available on demand; both a club room with a kitchen and a cyber lounge with enclosed, private workstations and a conference center; and a tranquility lounge with a sauna and serenity garden to wind down at the end of the day.”

According to Kron, the expansive athletic club will boast a basketball court with opposing goals; pickleball and badminton courts; and a racquetball court. It will also be home to a fitness center dedicated to strength and conditioning. For those who prefer to watch the action, the club also features a spacious two-story viewing area with bar seating, flatscreen televisions, and an indoor-outdoor lounge for socializing.

“The community also has a host of outdoor amenities, notably two additional pickleball courts, tennis court, sand volleyball court, bocce ball court, and cornhole games, “added Kron. “Beyond this, we believe the focal points outside will be the three sparkling swimming pools and two hot tubs, which are complemented with cabanas and ramadas outfitted with televisions and conveniently located barbeques. There is also a poolside fireplace and fire pit.”

Similarly focused on making residents’ furry friends at home, Tuscany will boast two separate dog parks, one designated for large dogs and another for small dogs.

“These dog parks are designed with fenced leashing areas and agility obstacles,” said Kron. “A dog washing station will allow for the easy bathing of your dogs after they enjoy the dog parks. Alternatively, if you prefer to walk with your pet, paths throughout the 39-acre property provide space for residents and their companions to enjoy.”

Each floorplan will reflect the same level of luxury as the amenities. Every unit will feature granite countertops, stainless steel energy-saving appliances, decorative fixtures, faux wood flooring in living areas, and high-quality carpet in the bedrooms with ample walk-in closets. To ensure every resident will have ample parking, the community is being designed with a parking ratio of 1.8 spaces per apartment, which includes attached and detached garages, carports, and open spaces. Each apartment will have a dedicated covered parking space.

“Our Tuscany apartment homes also come with Smart Home Technology including wireless door locks and thermostat control, Energy Star-certified washer/dryer, and two USB ports to make charging electronic devices more convenient,” said Kron.

In an effort to reduce the carbon footprint of Tuscany, the project will be constructed with low e3 windows to minimize outside heat, LED lighting both in shared areas and in units, and low-flow water fixtures. In addition, there are four EV charging stations located conveniently throughout the project, and a dedicated ride-share waiting area.

“CHASSE Building Team is thrilled to have been chosen to bring this project to the Town of Gilbert. We’ve developed a phased schedule that allows for just 16-months of construction time before buildings become occupied,” said Mike Leibold, CHASSE Building Team Project Director. “To maximize Frankel Family Trust’s investment, we will then turn over one-to-two buildings every 30 to 60 days following initial occupancy. This effort is only possible thanks to the collaboration between our experienced project team and longtime partnership with Frankel Family Trust and Foursite Consulting. As this is the fifth project together, our team has learned to operate with both speed and precision. We look forward to bringing future residents into this new, ultramodern Gilbert community.”
