DMB Verrado closed the sale of approximately 1.6 acres at Verrado for the newest phase of the Marketside District at the northwest corner of Market Street (south of McDowell Road) and Verrado Way in Buckeye.  The buyer, N2I One, LLC, an affiliate of CST Brands, Inc., will develop a self-service gas station, convenience store and drive-through car wash facility, with an anticipated opening by early next year.

“We know Verrado residents are eagerly awaiting fuel service and also a convenience store and car wash in the community,” said Mike Burke, senior vice president of commercial for DMB.  “Our plan is to grow Marketside at Verrado into a regional draw for shopping, dining and ultimately bringing new residential and employment opportunities to the community,” he continued.

CST is one of the largest independent retail and wholesale distributors of motor fuel and convenience merchandise, freshly prepared food and other services in North America. Its over 1,000 retail locations in the U.S. operate primarily under the Corner Store banner.

“We are very excited to develop this store in Buckeye,” said CST CEO Kim Lubel. “We look forward to offering this community our clean, friendly environment to conveniently refuel, restock and refresh as we delight more customers every day.”

The Marketside District sits at the gateway to Verrado, adjacent to the I-10 freeway, offering businesses freeway visibility and access.  The 60-acre mixed use district includes a substantial part of Verrado’s overall entitlement of 4.2 million square feet of commercial space. Early plans for the district could include pads for restaurants, shopping, medical, hotels and residential units that will be developed over the coming years. The district’s architectural character will complement the hometown feel of Verrado, while being more accessible to a larger market.

Banner Health Center opened in 2012 and was the first development in this district of Verrado.  Since then, the Verrado Coffee Company has opened. DMB has already started the improvements to serve the new commercial area.

Verrado is home to over 8,000 residents, and is entitled for 14,000 homes over 8,800 acres. Victory at Verrado, the community’s newest district, is the first active adult phase of the master planned community.  The Victory Club, a new upscale restaurant and spa located in Victory, will be open to the public in January 2016.
