Cassidy Turley has leased ±4,000 SF at Old School O7, with a Starbucks and Taco Guild set to open in the fall.

Old School O7 is an infill redevelopment project at the NWC of 7th St. and Osborn Rd. in Phoenix. Brad Douglass and Ryan Leavitt with Cassidy Turley’s Retail Group represent the landlord and developer, Wetta Ventures, with the Taco Guild lease.

Taco Guild, a new restaurant concept from the parent company of Z’Tejas, signed a lease for ±4,000 SF in the former church building along Osborn Rd. Taco Guild focuses on using an abundance of farm fresh ingredients to infuse new twists on time-tested recipes. Taco Guild is designed with a “nod to the past” repurposing or upcycling elements including wooden crates that have been repurposed into menu boards.

Starbucks also signed a lease for ±1,700 SF in the building that is being constructed for them at the corner of Osborn and 7th St. The new building draws architectural inspiration from the midcentury character of Midtown Phoenix and a contrast to the more traditional style of the two existing buildings, a 1955-era school building and a church building from 1948.

“The Old School O7 project is a truly unique opportunity where retailers can be part of a project that has unique character and history,” Douglass said.

“We believe this project is perfectly in line with the wants of the neighborhood, and feel tenants are seeking similar adaptive re-use projects within infill areas” Leavitt said.

Old School O7 has an additional ±3,700 SF of retail space available in the former school building, which includes an art exhibit highlighting the history of the property.

During the redevelopment Wetta Ventures uncovered two cornerstones that contained time capsules from 1893 and 1955. Both time capsules are being reintroduced to the property during the redevelopment.

 

Wetta Ventures, a full service commercial real estate investment company launched this past January. They purchased the Old School O7 property, along with Postmark, a ±10,302-square-foot former post office just east of the corner of 7th Street and Highland Avenue in Phoenix. Postmark is also being redeveloped as a retail/restaurant venue. Cassidy Turley has the leasing assignment for both Old School O7 and Postmark.
