Thrill-Seekers to Rappel CityScape Office Tower

In an exhilarating demonstration of their support for Special Olympics Arizona (SOAZ), 100 Arizonans will go “Over the Edge”, rappelling 27 stories down one of the tallest buildings in Phoenix on Saturday, Dec. 14.

CityScape Phoenix and RED Development will sponsor this adrenaline-rushing event at its office tower where each participant will take their support to new heights, raising a minimum of $1,000 in donations to support SOAZ athletes. The event will run from 8 a.m. to 5 p.m. and spectators are encouraged.

“Over the Edge is a fresh, fun approach to fundraising and is one the most exciting events we do,” Tim Martin, CEO of Special Olympics. “We are receiving tremendous interest in this year’s event and it’s inspiring to know how many people will literally go ‘over the edge’ for our athletes. CityScape is the hub in downtown Phoenix and is the perfect location to host such a vibrant event.”

Participation in “Over the Edge” requires creating a personal fundraising page to attain contributions from family, friends and coworkers. Each person that rappels will raise a minimum of $1,000 in donations, which is the amount needed to support at least two athletes in 2014. Participants must be at least 18 years old on the event date and not weigh more than 350 pounds. All proceeds benefit Special Olympics Arizona.

“It’s going to be an exciting afternoon at CityScape to watch thrill-seekers rappel down our office tower, all for the sake of a great cause,” said Jeff Moloznik, vice president of development at RED. “Special Olympics Arizona is an organization that has done inspiring work in the Valley and we’re pleased to participate in this signature event. We hope this will be the beginning of a longstanding tradition at CityScape Phoenix with the potential to grow the event into the largest of its kind in the country.”

Special Olympics Arizona provides every person with intellectual disabilities a place of welcome, acceptance and the chance to be their best. The organizations mission is to empower over 180,000 Arizonans with intellectual disabilities to be healthy, productive, and respected members of society through sports training, competitions, and support programs.

$27.6M of Real Estate Breaks Ground in Scottsdale

Cypress Development broke ground today on the second phase of Sterling at Silverleaf, bringing 12 luxury estate villas priced from $2.2 million to the private golf community of Silverleaf.

The new $27.6 million second phase will be built to the same gold-level LEED certified standards as the sold-out first phase of 16 villas. Sterling at Silverleaf made national headlines in 2012 when it was named Arizona’s first and only single-family new construction project to be awarded gold-level certification by the National Association of Homebuilders (NAHB), making the villas the greenest homes in Arizona. Just this month, the U.S. Green Building Council also awarded the project gold-level LEED certification

“We are changing the way our industry builds luxury homes and proving there is a way to create the ultimate in green, luxury living,” said Nathan Day, president of Cypress Development Group. “Demand has been high since we announced the second phase at Sterling because our product is so unique to the marketplace. This is about building smart, innovative homes that provide a real value for our buyers.”

Sterling’s estate villas offer three different floor plans of two-story homes ranging from 3,980 to 4,800 square feet with an attached cabana or casita with a private entrance. The three and four-bedroom villas come standard with top-of-the-line custom estate features such as Sub-Zero and Wolf appliances, exotic stone countertops, natural stone and marble floors, custom cabinetry, custom hand-forged iron stair railing, 9’ ceilings in second story,  a full masonry fireplace, a private two or three-car garage, a game room with a mini bar, professionally designed walk-in closets, his and hers bathroom vanities, a Jacuzzi bathtub in the master bathroom and a climate controlled wine room.

All 12 estate villas are being built at once with completion expected in late 2014.

Massive Downtown Phoenix Pillow Fight coming

Kimpton’s Hotel Palomar Phoenix at CityScape will celebrate its one-year anniversary with a flurry of feathers during the largest pillow fight to ever hit Downtown Phoenix. Developer's Dream of a Sterling Collection of Luxury Villas Comes True

 

 

Back in 2011 in the midst of the recession, everyone in the residential development industry was scaling back, tightening their belts and putting their projects on hold.

For one young, up-and-coming developer, the changing tides were an opportunity to dive in – head first. In one of the most depressed real estate markets in the country, Nathan Day, who was 28 at the time, launched Sterling at Silverleaf in November 2011.

Sterling is a 12-acre luxury development within the sought-after Silverleaf community in north Scottsdale featuring a collection of 16 villas designed by world-renowned architect Bing Hu.

“We were able to position ourselves on the leading edge of luxury development as the market began to recover,” said Day, president of Scottsdale-based Sterling Collection Development Group (SCDG).

“It was a big risk to launch a luxury residential community in an economy that indicated the timing wasn’t right. But, for us, we wanted to get ahead of the market and we knew our product was unlike anything in the area. We priced the community aggressively. Buyers took notice of our value-driven approach and our rapid sales success proves it was the right decision.”

A few months later, Sterling at Silverleaf made national headlines for being named the greenest homes in Arizona after the community was awarded gold-level certification by the National Association of Homebuilders green building program, NAHBGreen.

This is the first and only single-family, new-home construction project to be awarded this level of certification in Arizona. There are fewer than 400 communities nationwide to hold this distinction and Day is the youngest developer to ever achieve this level of green certification.

Green development has become an important aspect of SCDG’s vision for future projects.

“At Sterling, we’ve accomplished something that no other homebuilder in the country has – we’ve built a luxury-home community that is gold-level certified,” Day said. “When people think of “green” homes, they think they have to sacrifice comfort. We’ve proven that you can actually improve a luxury home by going green – you decrease energy costs, increase its value and improve health benefits.”

Day has sold more than $11M of real estate, with just two villas remaining available for purchase in phase one. His company has plans to break ground on phase two of Sterling in early 2014 on 213 luxury condominiums that are adjacent to the villas.

The condominiums, also being developed to green standards, will average 1,892 SF and residents will have access to five-star amenities including a dedicated concierge, valet service, an elevator attendant, among others. These will be the first and only condominiums in the entire master-planned community of DC Ranch.

“I’m overwhelmed with how the market has responded to our homes,” Day said. “We feel like we timed things perfectly and offered a product that exceeds anything else in the market. The success of phase one has allowed us to expand our offering and begin phase two, where we hope to have the same success.”

Before his entrance into real estate development, Day was an accomplished bond trader, venture capitalist and also specialized in private equity financing for development and deployment of intellectual property.


A financial expert with a keen eye for market trends, Day funded several successful projects that achieved national and international brand status as well as raised funds for multiple rounds of Neodyne Biosciences, an IP-based company that develops innovative tissue repair devices to minimize scar formation.

The vision for his company is to constantly challenge his team to move in a different direction and to defy convention. He believes there is always a smarter, faster, easier way to do something.

“You have to have the ability to swim upstream when everyone wants to go the other way. You need to think with your gut sometimes when adversity is telling you something different,” he said.

Generating Big Business out West

Nearly all retailers and restaurateurs will tell you that the key to having a successful business is largely based on the old adage – location, location, location.

For several national entertainment and restaurant brands with Valley-wide locations, revenue figures indicate that the West Valley now ranks number one in market share, with their top-producing stores at Westgate Entertainment District in Glendale.

The bolstering of year-over-year revenue figures for nearly all of the big-name tenants at Westgate is largely attributed to the support of iStar Financial, who took ownership of Westgate Entertainment District in September of 2011. More than $300,000 in improvements and beautification have been made to Westgate’s common areas over the past year. Additionally, a strong focus has been placed on a better targeted and promoted events schedule, the hiring of Vestar to aggressively market and manage the property and the engagement with tenants to refocus their marketing and promotional efforts.

“By far, my most profitable store in Arizona is at Westgate,” said Rip Riva, owner of Johnny Rockets and JR Burger Grill, who has four other Valley locations of the popular all-American restaurant, including Scottsdale Fashion Square, Shops at Norterra, Arrowhead and Gateway Pavilion in Avondale. “I’ve been in the restaurant business for 40 years and have owned more than 30 different franchise restaurants. There’s now a synergy at Westgate that you can’t find anywhere else. With all of the events taking place, we’re seeing a constant increase in new customers. In the past few months, there is a new feeling, a new look and a new attitude. I’ve been at Westgate since the beginning and I just extended my lease another five years.”

Similarly, AMC Theatres at Westgate, which is the largest AMC in the state featuring 20 screens and an IMAX, is the top revenue producing AMC Theatres in Arizona. Yard House, with three Arizona locations, notes Westgate as its biggest revenue generating restaurant in the state. And, Saddle Ranch Chop House, with one location in Old Town Scottsdale and the other at Westgate, cites Glendale as its top-producing restaurant.

“The West Valley is a big market for us,” said Jeff Hall, owner of Which Wich at Westgate. “Westgate is our cornerstone location and our success there has allowed us to expand to other parts of the state including Tucson and two soon-to-open locations in the East Valley. We’ve seen about a 15 percent increase to our top-line revenue over last year. Between the concerts, on-site and nearby sporting events, movie theatre and very loyal office lunch crowd, there’s a formula there that just works.”

In September, Just Sports expanded their Westgate location, adding an additional 1,000 square feet to the existing 2,000 square feet, making it the company’s flagship location. Their Glendale location is their highest producing store among 18 stores on the West Coast.

Westgate Entertainment District encompasses more than 25 restaurants, retailers and entertainment venues including Yard House, The Shout! House, Jimmy Buffet’s Margaritaville, Kabuki Japanese Restaurant, Johnny Rockets, Which Wich and AMC Theatres. More than 250 events take place a year ranging from live music every Friday and Saturday night at Fountain Park to Bike Nights, Radio Disney Wednesdays, a holiday ice rink and fan experience events.

Westgate is anchored by Jobing.com Arena, home to the NHL’s Phoenix Coyotes, headlining concerts and major events, and is adjacent to the University of Phoenix Stadium, home to the NFL’s Arizona Cardinals.
