Maracay is unveiling Avance, a highly anticipated new home community at the base of South Mountain, on Saturday, May 11. This meticulously modern, community steps out of Arizona’s traditional new home construction with all-new architectural designs and adrenaline-powered amenities.
Maracay is hosting a community celebration from 10 a.m. to 6 p.m. for the grand opening of Avance. Guests will also be among the first to view the six new model homes, outfitted by interior designer and Netflix’s Queer Eye star Bobby Berk, and visit with Maracay’s New Home Advisors to learn more about the community, its four neighborhoods—Loma, Ranger, Piedmont and Alta—and its amenities.
Avance will offer four new architectural styles of homes known as Arizona Modern, Desert Modern, Farmhouse Modern and New Century Modern that are deeply influenced by the colors, forms and natural materials of South Mountain’s iconic setting. This master-planned community will feature amenities that bring the spirit of adventure closer to home with a state-of-the-art recreation center that has a 3,600-square-foot beach-entry pool designed for both laps and leisure, a spa, and a fitness center with a weight room, cardio area and 24-hour virtual aerobic and strength training classes. Beyond the recreation center, Avance will feature seven neighborhood parks with distinct features ranging from volleyball courts to oversized outdoor fireplaces, walking paths, and convenient access to South Mountain Park’s 51 miles of trails, including the popular Holbert Trail.
“Valley homebuyers have never seen anything like this in the region. Avance not only breaks the mold in new-home architecture, but also challenges the status quo of traditional mountain living in the Valley,” said Maracay President Andy Warren. “At Avance, residents are able to spend less time in their cars and more time adventuring thanks to South Mountain Park right in their backyard and top employers in downtown Phoenix and Tempe being only a short drive away.”
Home shoppers will enjoy a mix of 12, one- and two-story Flex Design® floor plans, ranging from 2,076-4,620 square feet, featuring fresh, modern architecture that draws inspiration from iconic mid-century modern designs. The homes are priced from the mid $300,000s to the low $600,000s and include Maracay’s new HomeSmart® program, helping homeowners stay comfortable, in control, connected and able to save energy from anywhere – with the touch of a button on their smartphone. The HomeSmart® package is activated and supported by Amazon and includes Echo devices and products that work with Alexa.
Bordered by 14th and 7th streets on the east and west, and Dobbins Road on the north, and abutting South Mountain Park on the south, Avance’s location is just six miles from downtown Phoenix, offering residents plenty of time to squeeze in an outdoor morning workout before beginning their brief commute. South Mountain Park’s 51 miles of trails allow residence of all ages and abilities to hike, mountain bike and commune with nature across its 16,000 acres.
The homes at Avance will be registered with the U.S. Green Building Council (USGBC), a third-party rating system that verifies compliance across several areas addressing sustainability, with the goal of earning the LEED® Certified designation. Designed to use 30–50 percent less energy than typical homes, each home will meet the EPA’s Indoor airPLUS specifications and will feature water-efficient fixtures, LED lighting, energy-efficient heating and cooling systems, Energy Star® appliances, tankless water heaters, and Wi-Fi-enabled, programmable thermostats.
Homes will also feature Maracay’s LivingSmart® program for maximum performance and cost efficiency.
