While the processes involved in selling a house might be tricky and long, in my experience as a real estate agent, I have realized that when the plan is to sell a house quickly, setting a competitive price for the home is by far one of the most effective ways to cut through the middlemen of a long and tedious negotiation process, and low-ball offers. One notable experience that easily comes to mind is when I sold a property quickly last summer. The client needed to sell fast because they needed to fund the purchase of their new home from the sale (because they had to relocate for work). By strategically balancing between the value of the property and setting a price that would quickly attract the attention of more interested buyers, we were able to complete the processes of the transaction and also succeed in selling the house for its actual market value within enough time for my client to still be able to pay for the new home they wanted to buy.

One strategy I’ve used to sell a house quickly is to price it significantly lower than the other sold comparable properties and hold back offers. 

A recent example would be of a seller whom we assisted, who was about to go into foreclosure. The property needed some work, so we did some renovations and then listed the property for about $100,000 less than we thought it was worth. By doing this and then holding back offers, we were able to generate 30 offers and over 200 showings, which all happened in 7 days.
