A few years ago, I secured a particularly complex mortgage case for our client, who was a partner at a US law firm. The tricky thing about law firm partners, and many other high earners, is that a significant portion of their earnings are paid as an annual bonus—not salary. This doesn’t look great on your mortgage application in terms of reflecting your true borrowing power: it’s performance-based income that isn’t guaranteed, isn’t contracted, and therefore isn’t necessarily reliable for lenders. 

Plus, because it’s not monthly, higher monthly mortgage payments may not fit with your cash flow. By negotiating with a private bank on the stability of our clients’ income, we eventually got the deal over the line, structured as a part interest-only mortgage. This meant that our client could make large annual repayments in line with his bonus commission, while the monthly requirements were fairly minimal.

Among the many challenges I encountered during the early stages of my real estate career, as my business continued to grow and the more clients we acquired, being able to effectively manage my time became my biggest challenge for the most part.
