Our conversations with new-to-market companies have shifted from lost costs and abundant labor to diverse and plentiful new industries, superior logistics, resource management, and ‘drafting off’ next generation industries. Politically we need to deal with ‘big city’ issues like housing costs, homelessness, traffic, air quality, and limited resources. We’re doing much better than a lot of media outlets suggest. The next new was an opportunity to open a regional office in Phoenix in the early 2000s, growing to $100 million in volume in the second year. The latest ‘next’ thing involved joining Kelly Pettigrew to open a new office for FCL Builders in Phoenix and growing it to a West Region with three offices covering six states in just a few years.”

Outlook for 2025: “Construction, by definition, is always looking to what is new, be it economic trends, developments, or new regions. As FCL’s focus is broadly the industrial sector, we are seeing long-term shifts in the various verticals within the sector. Manufacturing is coming on strong with onshoring/near-shoring taking hold, combined with high-tech manufacturing in support of chips and batteries. The Phoenix market is already at the forefront and is poised to accelerate the trend. Other areas of growth include cold storage and, of course, data centers. All of this drives the need for distribution, e-commerce, and 3PL space, which brings us back to the core industrial warehouse/distribution that accelerated the boom in Phoenix eight or so years ago.”

• “Our research indicates that people crave open space, but still want that communal, urban space that provides shopping, entertainment, and dining options closer to home. Some cities in Arizona have answered that call to develop thriving city centers. Howard Hughes has always embraced this concept. We have this on the horizon for Teravalis so that those living on the west side of the White Tank Mountains will have that open space they crave, as well as the amenities they want.”
