CA Senior Living LLC, the senior housing investment and development division of Chicago-based CA Ventures, announced it has broken ground on two senior living communities in Arizona: a 101-unit development in Oro Valley, a north suburb of Tucson, and a 115-unit community in Gilbert, a southeast suburb of Phoenix. Seattle-based Living Care Lifestyles will operate both communities, which will each offer a mix of assisted living and memory care residences. The communities are scheduled to open in summer 2018.

The groundbreakings represent an entrée into the Arizona market for both CA Senior Living and Living Care Lifestyles. CA Senior Living opened its first community in 2016 and has a growing portfolio that includes 11 communities currently operating or under construction totaling approximately 1,400 units. The Arizona communities will join 14 others Living Care currently operates or has under construction across California, Texas, Oregon and Washington.

“This is an incredible opportunity to bring market-defining, lifestyle-oriented housing to the aging adult population in the Tucson and Phoenix areas,” said Ben Burke, president of CA Senior Living. “The current supply of senior housing in the region is dated, and as more adult children begin acting as decision-makers for this older generation, they’re gravitating to buildings that feel more like home. We’re thrilled to partner with Living Care Lifestyles in creating communities that combine a highly amenitized experience with best-in-class service and care.”

Set on a 3-acre site at 9005 N. Oracle Road, Quail Park of Oro Valley will be a two-story community offering a total of 101 residences. Of those apartment homes, 69 are devoted to assisted living, with floor plans ranging from 358 to 870 square feet in a mix of studio, one- and two-bedroom residences, each with one or two baths. The remaining 32 residences, located on the first floor, are devoted to residents requiring memory care service. Designed by the Chicago office of Harley Ellis Devereaux, the $25 million project will feature a flat roof and mixture of stucco and brick – a reference to historical territorial architecture in Oro Valley.

Also a two-story community, Quail Park at Morrison Ranch will be situated on 4.5 acres at 3333 E. Morrison Ranch Parkway in Gilbert, Ariz. The $30 million community will offer 115 residences – 83 assisted living units in studio, one- and two-bedroom configurations, as well as 32 memory care suites. The building’s design – created by Chicago-based BKV Group – features a Farmhouse style with a large southern viewing tower, complementing the unique architecture and storied past of Morrison Ranch.

Each of the communities features an “H” configuration with residences on either side of a central common area tailored to the needs of assisted living and memory care residents. Shared amenities at both communities will include multiple dining areas, a four-season room, salon, living room, theater/chapel, activity room, library, and a wellness suite with exam and therapy offices. Outdoors, colorful gardens, strolling paths and other green spaces will offer serene settings for activity and socialization among residents and their families.

“We are very excited to work with CA Senior Living to bring our Quail Park product to the Arizona market,” said Denis Bryant, CEO of Living Care Lifestyles. “Our innovative and forward-thinking approach to wellness and ‘living in place’ will engage residents at these new communities and support a vibrant, active and enhanced lifestyle.”
