CBRE arranged a 9,365-square-foot office lease at Horizon Bay in Tempe, Arizona, for landlord Silver Creek Development. Dunmor, a technology-enabled private real estate lender, will occupy one of four speculative office suites under construction on the west wing of the property’s second floor and plans to relocate its corporate headquarters from Los Angeles to Arizona. Delivery is scheduled for the first quarter of 2027.

CBRE’s Lauren Lovell and Pat Boyle represented landlord Silver Creek Development in the transaction. The lease represents the first announced commitment within Horizon Bay’s speculative office suite program. The ownership is also investing in new ground-floor amenities including a training room for more than 100 people, an executive boardroom and a full-service lounge set to open in 2027.
Founded in Los Angeles, Dunmor provides bridge, fix-and-flip and ground-up construction financing to experienced real estate investors and developers. The company established an Arizona office in Scottsdale in 2023 and will use its new Tempe location to support operations and continued national growth.

Located within the Novus Innovation Corridor, Horizon Bay provides convenient access to Loop 202, Arizona State University and Phoenix Sky Harbor International Airport. The property’s location and upgraded amenity package continue to attract companies seeking high-quality office space with near-term occupancy options.

Dunmor’s growth has been supported by its strategic joint venture with NewFi, an affiliate of Apollo Global Management. Dunmor will continue to serve its California borrowers, brokers and business partners following the relocation.
The 9,365-square-foot suite includes a reception area, conference room, nine offices, two executive offices, three focus rooms, break area, storage and support space, and 26 workstations. The suite was designed to accommodate a variety of office users seeking a fully built-out workplace.
