Tempe has one of the most significant housing shortages in Arizona. Landlocked by suburbs on all sides, with a population up 3.5% since 2020, the 40-acre city has nowhere to go but up.
Astria Tempe, the 27-story mixed-use development, will support the growing need by adding 380 multifamily units to the market—helping meet rising demand without pushing the city limits.

This week, Layton Construction placed the final beam on what will become the second tallest building in Tempe.
The 521,553 SF project includes:
- 380 multifamily units.
- Rooftop swimming pool.
- Study pods.
- Pet walk.
- Seven levels of parking, with additional spaces for nearby businesses.

With only 7 feet of clearance on three sides and the Arizona State University campus right next door, the jobsite leaves little room for error. To protect neighbors and keep surrounding streets operational, Layton crews built an elevated work platform over the back alley, allowing cars, trucks, and pedestrians to pass through uninterrupted.
“From the earliest planning stages, the needs of neighboring businesses, residents, and the university have remained central to the project’s vision,” said Layton Project Manager Shawn Brennan.
It’s taken 356,109 work hours to reach this milestone, with 300 workers arriving on site daily.
“Topping out Astria marks the transition from shaping Tempe’s distinguished skyline to delivering housing that will serve the community for years to come,” Brennan said.
Construction is expected to be completed in summer 2027.
