Milt Elmer, vice president of McShane Construction Company’s Southwest Region, announced that the firm was selected to provide the comprehensive construction services for Phase II of Desert Gateway following the successful completion of Phase I. The multi-building industrial project is underway for a joint venture between Griffin Opportunities LLC and 36th Street Partners.

The second phase of development consists of two rear-load buildings totaling 76,874 square feet. Upon completion at the end of the year, both buildings will offer new Class A amenities within 18 fully-improved tenant suites providing an optimal setting for light industrial and manufacturing users.

Situated within the growing Deer Valley submarket in Northwest Phoenix, Arizona, Desert Gateway has enjoyed sustained interest and leasing activity due in part to its prime location off of West Pinnacle Peak Road, just east of Interstate 17 and north of the Loop 101. The 16-acre site offers easy access to both major highway systems, a major FedEx Distribution Center and a variety of retail and entertainment options.

Phase II of Desert Gateway will be constructed of tilt-up concrete panels providing an attractive yet low maintenance exterior that complements the architectural design of Phase I. The new buildings will each incorporate nine outfitted tenant suites from 2,252 to 7,591 square feet. McShane will complete the interior build-out of open and private offices, breakrooms and restrooms within all 18 suites.

The warehouse component in both buildings will incorporate a 20′ clear height, nine drive-in doors, and an ESFR sprinkler system. The firm will also complete the paving of additional on-site parking for 191 vehicles.
