Winslow + partners has announced that the modernization construction is almost complete on the historic Heard Building, 112 N Central Avenue, between Adams and Monroe Streets in the vibrant heart of downtown Phoenix. winslow + partners helped the owner, Chris Rudel, reposition The Heard Building for a new generation of tenants and users. The Heard Building has reflected all the major trends of downtown Phoenix since it’s opening in 1920.
Built by Dwight Heard, The 8-story, poured concrete structure is undergoing a renaissance. With large windows, high ceilings and a great blend of authentic elements and modern amenities, it epitomizes what a new generation of downtown office tenants want. Once the tallest building in Phoenix, it was home to The Arizona Republic, and then KTAR radio. It was renovated in the 1950’s into offices, and eventually became a document storage facility. With the renaissance of downtown Phoenix the building is ready for new life.
The winslow+partners team created a new lobby design and removed dark tinted glass, a recessed lobby, low ceilings and small windows. On the upper floors, the generously scaled original window openings have been restored to create magnificent loft-like office spaces with great character. The architects invited insight from entrepreneurs and emerging tech companies at an Innovation Think Tank design session. Together, with the client, they investigated the social patterns, potential tenant mix, relationship to place, and design solutions that converged to create a new identity. Parking was negotiated and a multi-modal culture supported. Cushman & Wakefield’s Mark Stratz is handling the leasing.
