CoworkingCafe just released its Q4 U.S. Coworking Industry Report, and besides the latest insights on the Phoenix co-working market, data also reveals the share of co-working space out of the total local office space.

Key highlights for Phoenix:

  • Footprint momentum: Phoenix reached 3.29 million square feet of coworking space (+7% in Q4, +15% y-o-y), the largest footprint in Arizona, fourth footprint in the West (behind Los Angeles, Denver and San Francisco) and 13th nationallywith co-working comprising 2.2% of total office space. 
  • Spaces keep climbing: Phoenix expanded to 172 locations (+2% q-o-q, +11% y-o-y), the highest number of spaces in Arizona, third-highest in the West (behind Los Angeles and Denver), staying ahead of San Francisco (151). 
  • Space sizes jump q-o-q: The average coworking space size in Phoenix rose to 19,139 square feet (+5% q-o-q, +3% y-o-y), bigger than San Diego (18,886) and the 18,003 national average but still below the West’s larger-format markets like San Francisco (25,340) and Los Angeles (22,174). 
  • Desk pricing closer to national norms: Median memberships rates dipped to $220 (down $10 from Q3; -4% q-o-q), in line with the national price ($220). Day passes eased to $39 (down $3, -7% q-o-q), still above the $30 national median. Meeting rooms held at $50, above the $45 national median), while virtual offices stayed premium at $189 (flat q-o-q), above the $159 national median. 
  • Top coworking operators: Regus (35), Industrious (nine), Bellagio Executive Plaza (seven), Spaces (six), and America’s Health Suites (six), this top five managing nearly 37% of Phoenix’s total locations.

By the end of 2025, the U.S. coworking market reached 159.4 million square feet across 8,854 locations, a 15% year-over-year increase. Growth now favors intentional scale, with square footage expansion outpacing site additions. As national pricing stabilizes at a $220 median, the industry has matured into a disciplined, permanent component of the office landscape.
