MainSpring Capital Group, developer of the highly successful Pima Center at the Loop 101 and Via de Ventura in Scottsdale, announced plans to speculatively develop 150,660 square feet of light industrial space suitable for warehouse/assembly/distribution uses.
The project is called ‘Mainspring Flex Phase III at Pima Center.’
MainSpring’s light industrial offering at Pima Center (of which this project is the 3rd Phase) constitutes “best-in-class” product in the northeast Scottsdale market with 24 foot interior building clear height dock high and grade level loading from ample all-concrete truck courts and generous on-site parking. The new project features R-38 roof insulation and all LED warehouse lighting to drive down occupancy expenses.
“Demand is robust for high quality space of this type in the North Scottsdale submarket. Our existing Pima Center industrial/flex buildings are 100 percent leased with a backlog of interested tenants,” says Curtis Brown, principal of MainSpring Capital Group and Ross Brown Partners, Inc., the firm handling the leasing. “The business park has evolved into a dynamic hub of various businesses that employ more than 3,700 people. It arguably is the most successful mixed-use business park in the market and is slated to contain up to three million square feet of space with approximately 8,000 employees on campus at full build out.”
Pima Center is a mixed-use business park comprised of 232 acres within the Salt River Pima Indian community with nearly one full mile of frontage on Loop 101 freeway bookended by freeway on-ramps at both Via de Ventura and Pima Roads. The unique project consists of land leased from individual members of the Salt River community.
The park contains a variety of commercial properties ranging from the Honor Health Rehab Hospital and Rancho Solano Private 6-12 School to Multi-Story Class A office space, Garden Office and Assembly/Distribution/Flex facilities. The successful business park contains more than a million square feet of office space and about 430,000 square feet of light industrial/flex facilities.
Pima Center currently is 98 percent occupied and far outpacing the market in that regard. Companies such as Rural/Metro Ambulance, First American Title, and Plexus Worldwide, among others, all have major facilities at Pima Center.
Flex Phase III construction will begin during fourth quarter of this year and completion is scheduled for mid-year 2017. The speculative development includes two buildings totaling 150,660 square feet.
Both Building A and Building B will have a 70,130-square-foot floorplate with additional mezzanine area. The architecture is an upscale design with tinted glazing and performance glass, as well as a conceptual “green space” courtyard. The property will have a 160-foot fully secured truck court, as well as both truck-level and grade-level loading.
Pima Center is located on the west side of the Loop 101 freeway between the Via de Ventura and Pima/90th Street exits. The park is surrounded by a multitude of entertainment venues, including the Salt River Fields (Home of the Diamondbacks and Rockies Spring Training) the Butterfly Pavillion, the upcoming Odysea in the Desert Aquarium and a multitude of offerings within the Talking Stick entertainment corridor. Businesses at Pima Center benefit from the North Scottsdale amenities while maintaining access to the employee base in other parts of the Valley via the immediate access to the Loop 101 and the superior ingress/egress.
