CBRE Retail Capital Markets Team
TEAM MEMBERS: Michael Hackett, executive vice president; Ryan Schubert, executive vice president
BACKGROUND: The Retail Capital Markets team, established in 2008 when Schubert and Hackett combined their individual businesses to create a partnership, specializes in retail investment transactions in Arizona and Nevada. Over the years, the team has achieved remarkable success, boasting over 350 exclusive listings and facilitating the disposition/acquisition of more than $4 billion strictly in retail investments. With a deep understanding of the commercial real estate industry, Schubert and Hackett have meticulously crafted their team to provide comprehensive services in all aspects of the real estate process. Joining them are Zach Aulick and Angelica Maize, who collectively bring over 25 years of expertise in underwriting, GIS and marketing.
SOURCE OF PRIDE: The brokers arranged the $71 million sale of Stetson Village in North Phoenix, a 144,192‑square‑foot grocery‑anchored center fully leased to national and regional tenants. The assets’ proximity to the expanding TSMC semiconductor facility and strong operating performance attracted institutional capital, underscoring the depth of demand for core retail in the submarket. The team also facilitated the $56 million sale of Las Tiendas Village in Chandler, a center repositioned around a new anchor tenant following the departure of a former soft goods user. The deal demonstrated an adaptive leasing strategy and effective repositioning in a competitive infill market.
Colliers MacWilliam Group
TEAM MEMBERS: Casey Koziol, associate; Payson MacWilliam, vice chair; Jessica McLaughlin, senior client services specialist; Don MacWilliam, vice chair
BACKGROUND: During the past decade, the team has achieved significant milestones, including the addition of more than 6 million square feet of user build-to-suits and more than 15 million square feet of speculative development products to the Southwest Valley distribution market. Remarkably, this team has contributed to almost a 10% increase in the total distribution base of the past 10 years.
SOURCE OF PRIDE: “Our team has been integral to two large land plays in the Southwest Valley that are setting the market up for success. The West 202 project with CapRock is bringing 3.4 million square feet of Class A space in the largest industrial park developed in Phoenix. In addition, the Northern Parkway Logistics Center will bring approximately 5 million square feet to Glendale along the Loop 303 corridor. These projects combined will add 10 million square feet of innovative speculative product, which was envisioned to keep us at the forefront of the growing industrial market. Market conditions are changing rapidly, both in terms of AI and the need for data centers, but also as labor challenges arise. These projects are poised to be innovative and nimble to keep Greater Phoenix at the top of industrial markets nationwide.”
FAVORITE PROJECT: “The first Amazon industrial building. Prior to that deal, the biggest industrial transaction in the Valley was about 400,000 square feet. When Amazon gave Greater Phoenix its seal of approval as a location, it put the city on the map with Corporate America. It set the precedent for larger footprint facilities and allowed us to compete with the Inland Empire and other areas of California for large users.”
Cushman & Wakefield Western Hospitality Advisory Group
TEAM MEMBERS: Bill Murney, executive managing director; Mike Montoya, director; Bub Bergstrom, senior associate
BACKGROUND: The Western Hospitality Advisory Group specializes in the acquisition and disposition of hotel and resort assets across the Western U.S. The team advises institutional investors, owner-operators and private equity groups on mid-market and large-scale hospitality transactions, with deep expertise in underwriting, marketing and positioning assets to maximize value. The team has completed more than $2.5 billion in hotel transactions and over 140 closings, leveraging deep relationships with institutional buyers and capital sources to drive exceptional outcomes.
SOURCE OF PRIDE: Recent highlights include the sale of the DoubleTree Tempe for repositioning into a corporate headquarters and conference center, the Courtyard and Sheraton Mesa portfolio sale, and multiple complex hospitality transactions across the Southwest and Mountain West — demonstrating the team’s ability to execute diverse, high-value deals across markets.
SURPRISING FACTS:
“I am much too young to feel this old!” — Bill Murney
“I am sixth-generation native Arizonan.” — Mike Montoya
“I played Minor league baseball before getting into commercial real estate.” — Bub Bergstrom
Diversified Partners Retail Team
TEAM MEMBERS: Austin Payne, retail leasing and sales associate; Matt Pergola, retail leasing and sales associate; Brandon Vasquez, retail leasing and sales associate
BACKGROUND: Specializing in both sales and leasing, this tight-knit team collaborate daily together on every stage of ground-up developments, while also pursuing traditional brokerage work, such as identifying high-traffic sites, conducting in-depth market analysis, listing properties, curating high-value tenants and brokering transactions.
Unlike traditional brokers who enter transactions solely at the listing stage, this team frequently ushers projects through their full lifecycles. They remain closely involved from initial site identification and planning through financial modeling, underwriting, marketing, capital coordination and closing, allowing them to influence both deal structure and long-term project positioning.
SOURCE OF PRIDE: The team’s most prominent accomplishment is successfully curating a high-value mix of in-demand national and local tenants as the exclusive brokerage team for the $40 million East Gate Plaza retail destination in Mesa. With the 17-acre development strategically positioned to serve the East Valley’s rapidly growing Eastmark master-planned community and the emerging Superstition Vista region, the team targeted to secure tenants that would enhance community members’ quality of life with premier retail, dining and wellness offerings.
SURPRISING FACT: Pergola, Payne and Vasquez are successfully brokering prominent transactions that significantly shape communities while all being 40 or under. Their age lends measurable advantage to their professional ventures. While they glean seasoned insights from older mentors among the Diversified Partners team, they also offer fresh perspective, technological prowess and unflappable energy that fuels them to identify and achieve the most successful client outcomes.
Transwestern Phoenix Team
TEAM MEMBERS: Royden Hudnall, assistant vice president; Paul Borgesen, executive vice president; Dylan Sproul, senior vice president; Casey Kindred, senior brokerage coordinator
BACKGROUND: Operating at the intersection of land value, entitlement strategy, infrastructure, capital and execution, the team’s work includes acquisition and disposition strategy, off-market deal origination, LOI and PSA structuring, investment underwriting, entitlement and zoning analysis, capital-markets positioning and site selection.
SOURCE OF PRIDE: The team completed a $53 million Buckeye land sale, the highest gross commission in Transwestern’s Phoenix office history, and brokered 77 acres for a 1.2 million-square-foot cross-dock warehouse facility later leased to Amazon Web Services. In the Southeast Valley, the team led the Morrison Dairy acquisition for Shopoff Realty Investments, a 269.9-acre generational agricultural property in Mesa now positioned as one of the region’s most significant development-ready industrial land opportunities. The team also sourced the buyer for a vacant 188,000-square-foot Fortune 50 corporate office on 25 acres in Tempe, then helped execute a repositioning by selling the office portion to a user while preserving the excess land for future development.
SURPRISING FACT: In an industry where many professionals operate independently or remotely, the team believes nothing breeds collaboration, friendship, mentorship and deal volume better than being physically together. That’s why they are in the office five days a week — ideas move faster, market information is shared in real time, younger team members learn directly from senior producers, and complex assignments benefit from constant collaboration instead of fragmented communication.
