Alamar, a new 1,130-acre master-planned community located directly north of the Sierra Estrella Mountains in Avondale, is entering 2021 on the heels of an unprecedented year of success.
Despite the arrival of a global pandemic less than one year after Alamar had originally broken ground, Alamar developer Brookfield Residential and its six partner builders—Shea Homes, Gehan Homes, David Weekley, Taylor Morrison, Capital West and Landsea—continued to push forward safely, and efficiently. Together, they opened the Valley’s largest master-planned community since Eastmark in 2013 without any delays.

Alamar welcomed its first residents just two months after the October 10 grand opening and has sold more than 150 of the 461 homes available within the first phase of development. Meanwhile, Brookfield Residential also partnered with six top Valley artists to create a one-of-a-kind outdoor public art program, known as WholeARTedly Alamar. The massive endeavor supported as many as 456 jobs from 23 local businesses and was built alongside the neighborhoods, in specified regions of the community where residents and visitors can now enjoy dynamic sculptures, pavement art and interactive works that double as play spaces—inspired by Alamar’s agrarian heritage and mountain-view setting.
The public art program was completed in time for grand opening weekend, when more than 700 families came through to view the new community and take in the outdoor art exhibits. Approximately 33 homes were sold during the weekend-long celebration that featured a radio-guided drive-thru tour of the entire property. The unique event was designed in response to the safety concerns surrounding the pandemic, allowing visitors to get a complete picture of the community and all its amenities without putting anyone at risk. One of those amenities included Alamar’s first of three, two- to three-acre Community Parks, the beautifully designed Hay Moon Park & Pool. The new park is open to residents and features a large grassy sports field to the east and a remarkable canopy-covered play structure to the west. Hay Moon Pool is the signature feature of the park, featuring shady ramadas and an outdoor “kitchen” area with a barbecue grill for poolside picnics.
Residents will also look forward to a 41-acre Regional community park, which will be built in partnership with the City of Avondale to serve as the central hub of the community. The upcoming park will feature a lake, playing fields, sports courts, and an amphitheater for live events, concerts, and seasonal festivals. Extending beyond the community park, a number of mixed-use elements will provide a further sense of community and connection as neighbors run errands, shop and mingle close to home. Brookfield has also donated a 21-acre elementary school site to Avondale’s Littleton Elementary School District to build a best-in-class K-8 school with an enhanced curriculum.
Brookfield worked closely with the City of Avondale throughout the year to align the master-planned community with the City’s desire to celebrate the natural beauty of the Sierra Estrella Mountains and provide a framework for community health and wellness. The focus on health and wellness is already being realized through the design of family-friendly and multi-generational neighborhoods, each carefully orchestrated with dozens of trails, vast amounts of open space, and more than 30 half-acre neighborhood parks with playgrounds, picnic tables, and shaded ramadas. Once all phases are complete, Alamar will feature a total 3,695 homes across 1,127-acres.
