Brookfield Residential (Arizona), a leading land developer and homebuilder in North America, announced today that Gehan Homes and Taylor Morrison have inked deals with the developer to join phase one of its highly anticipated Alamar master-planned community in Avondale, Arizona.

The addition of Gehan Homes and Taylor Morrison brings the number of phase one builders at Alamar thus far to four, as they join Shea Homes and Landsea Homes.

Scheduled to open in the second half of 2020, Alamar’s first phase of development includes 461 homesites developed within 6 distinct neighborhoods. Site grading has been completed and multiple construction crews are currently installing underground utilities. Shea, which signed on to the project in June, has plans to unveil an entirely new series of floorplans, designed to appeal to first-time or downsizing buyers. The homes will range in size from approximately 1,710 – 2,991 square feet. 

Alamar is located just north of the Sierra Estrella Mountains at Avondale Boulevard and Broadway Boulevard, on a 1,130-acre site formerly owned and farmed by the Lakin family. It represents the first large master-planned community to be developed in the Valley since Eastmark launched in 2013 and is entitled for up to 3,695 single-family homes.

Four distinct architectural styles of homes will provide a rich variety of architecture to promote individual character among the homes and add to the community’s overall street scene. Those styles include Craftsman/Bungalow, Spanish Colonial, Territorial Ranch and Traditional Southwest.

Brookfield has been working closely with the City of Avondale to align the master-planned community with the City’s desire to celebrate the natural beauty of the Sierra Estrella Mountains and provide a framework for community health and wellness. The focus on health and wellness will be realized through the design of family-friendly and multi-generational neighborhoods carefully crafted with an abundance of parks, trails and open space. The community amenities are designed to encourage social engagement and place a premium on the opportunities to engage the outdoors. 

A 41-acre community park will also be built, in partnership with the City of Avondale, to serve as the central hub of the community while numerous parks, landscape features and custom artwork throughout the development will connect and engage residents through multi-use green spaces and pay tribute to the heritage of the property in creative and contemporary ways. 

Plans for mixed-use elements include the donation of a 21-acre elementary school site to Avondale’s Littleton Elementary School District, where Brookfield will partner with the school district to deliver best-in-class K-8 level education.
