Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, has been selected by Southwest Value Partners to provide property management services for Esplanade III, a 222,820-square-foot Class A office building located at 2415 E. The 10-story property was acquired by Southwest Value Partners in August for $86 million, marking the largest single-building office sale in the Phoenix market so far this year. The acquisition further expands Southwest Value Partners’ presence in the market following its purchase of seven Phoenix office buildings totaling 1.53 million square feet from City Office REIT in 2025.

Esplanade III is part of The Esplanade, a 1.3 million-square-foot mixed-use campus in the heart of the Camelback Corridor. The campus features Class A office space, multiple dining options, and direct pedestrian access to Biltmore Fashion Park, one of the area’s premier shopping and dining destinations.

“Esplanade III is a premier office asset in one of Phoenix’s most established business districts, and we are excited to partner with Southwest Value Partners on this assignment,” said Amanda Coupe, Regional Managing Director of Property Management at Stream. “Southwest Value Partners has built a significant Phoenix office presence, and Esplanade III deepens a relationship we value greatly. We’re honored by their confidence in Stream and committed to earning it every day, with responsive service that protects their investment and supports their goal of setting a new bar for the Phoenix office market.”

Stream’s Phoenix property management team will oversee day-to-day operations at Esplanade III, led by Amanda Coupe and Associate Director Kayla Chester.

“Southwest Value Partners invests with conviction, and we’re delighted to be trusted with Esplanade III,” said Tiffany Winne, Executive Managing Director & Partner, who oversees Stream’s Phoenix office. “We’re proud to partner with Southwest Value Partners and look forward to supporting their vision for the property through Stream’s hands-on and experiential approach to property management.”
