Tri Pointe Homes, a recognized leader serving the Phoenix market for 30 years under the name Maracay, has announced the acquisition of 468 homesites in Gilbert, Arizona for the third and final phase of the Waterston planned community. The new community, comprised of six new neighborhoods on more than 137 acres, will join the already high-demand neighborhoods in Waterston as well as Waterston North, the second phase that was announced last month.

“The Waterston planned community has already been an outstanding development by many measures – the special combination of design and amenities, its already impressive sales performance, and the great East Valley location, including the fact it’s the only large-scale planned community in Gilbert and now ranks among the biggest companywide,” said Tri Pointe Homes Arizona’s Division President James Attwood. “On that basis, one can see how Waterston Central is such a unique opportunity to develop more homes in a very desirable and supply-constrained location. Tri Pointe Homes is committed to continuing to deliver high-quality product offerings, along with deluxe amenities and an outstanding community design, that makes a premium lifestyle possible for our customers.”

Waterston Central’s one- and two-story homes will range from approximately 1,800 to 4,500 square feet with three to six bedrooms, two to four baths and two- to four-bay garages. Tri Pointe’s 30’, 35’, 45’ and 50’ wide homes are expected to offer four floor plans with the exception of the 40’ wide residences that will offer five.

Tri Pointe Homes builds high-performing homes with cost and environmental savings through its LivingSmart® program, which spans design and development to construction and the ongoing operation of its homes. New materials, technologies and features are constantly being incorporated into the program, which consists of HealthSmart®, EnergySmart®, EarthSmart®, WaterSmart® and HomeSmart®.

Waterston Central residents will have access to all of the approximately 480-acre planned community’s amenities, the newest of which include Waterston North’s centralized lake with great lawn, clubhouse and pool, pocket parks and walking trails within each of the new neighborhoods. Waterston Central will also contain more than 43 acres of open space, and is anticipated to include a lake, pool, large playground, a number of open-air ramadas, and pocket parks. This continues the overall planned development design that draws on the natural environment of neighboring Veterans Oasis Park, creating an atmosphere that is centered around outdoor living, adventure, and water including the seven-acre Central Park and Grand Ramada.

Part of the highly rated Chandler Unified School District, the new K-6 Rice Elementary is conveniently located in the community with a direct connection via the walking trail that runs throughout Waterston. With freeways 202 and 101 in close proximity, residents will enjoy quick connections to employment centers as well as retail offerings, restaurants and recreational areas, including Veterans Oasis and Gilbert Regional parks.

“From schools and parks to restaurants and entertainment, future homeowners will enjoy the quality and conveniences that are offered at Waterston Central and in the surrounding area,” Attwood said. “As both the developer and builder on the entire planned community, Tri Pointe Homes delivers quality from the initial land acquisition and planning to smart building practices and all the way through the homebuyer’s journey.”

The Waterston Central land acquisition was finalized in December 2021. Following the 331-home first phase and the 485-homesite Waterston North, the Waterston Central final phase will bring the total homesites at the planned community to 1,284.
