Arizona Land Consulting, the Valley’s leading, female-owned land consulting firm, announced today the closing of its first-ever purchased property for $5.4 million. The 120-acre parcel of land returned 280% of the original investment since it was first purchased in 2019.

The Tonopah-based property was purchased for $13,000 per acre and sold three years later for $45,000 per acre. The property, located in an opportunity zone off the I-10 freeway and 339th Ave., already has zoning and infrastructure in place. The buyer has plans to develop an industrial site on the land.

“Arizona Land Consulting provides investors with above-average returns without much risk,” said Dr. Sachin Mehta, a local ophthalmologist. “Anita (Verma) has a level of knowledge and connections that make her stand out. She presented creative options for us to maximize our land for use when the market wasn’t what we were expecting it to be.”

Arizona Land Consulting also sold a 3,000-square-foot easement, located off the I-10 freeway and Yuma Road, to a digital billboard company for $1.05 million in late November. This represented nearly a 15,000% increase on the original investment. The original purchase price was $7,000.

“This is a great example of how investors can maximize their land use and create passive income, no matter the current economic situation. Although the economy may be suffering in other industries, commercial real estate has continued to deliver a really high return for our investors,” says Anita Verma-Lallian, CEO and Founder of Arizona Land Consulting. “Industrial land continues to be a very hot market.”
