The City of Avondale has selected Blueprints Capital as the master developer for three key parcels within the Park Avenue District of The BLVD, and awarded a fourth parcel to Whitten Development, which plans a hospitality-focused project in the area.

“This is an exciting moment for our city,” said Avondale Mayor Mike Pineda. “The selection of development partners brings us closer to realizing the full potential of The BLVD. These projects directly align with City Council’s strategic goals to promote smart growth, foster economic vitality, and create places where people want to be.”
The BLVD, formerly known as City Center, is a multi-use, pedestrian-oriented entertainment district that was first approved in 2007. Officially branded as The BLVD in 2018, the district has grown significantly and now includes four hotels, four multifamily housing developments, and more than 23 retail and restaurant establishments. Among its key attractions is the American Sports Centers – Avondale at the Randall McDaniel Sports Complex, located in the Park Avenue District, which draws over 500,000 visitors annually.
Following a competitive Request for Proposals process, the City selected Blueprints Capital to develop three city-owned parcels. Whitten Development was awarded the remaining parcel, with plans focused on hospitality development. These selections represent a major milestone in Avondale’s vision to create a dynamic entertainment center that combines commerce, recreation, hospitality, retail, and dining.

The City will enter into formal negotiations with Blueprints Capital to define the scope and details of the project. A development agreement and purchase agreement are expected in the coming months.
