A new project known as Ten56 is set to provide more than 180,000 square feet of speculative industrial space in the West Chandler employment corridor. Developed by STAG Industrial and Becknell Industrial, the building will be located less than a mile from the I-10/Loop 202 interchange at the southwest corner of 56th Street and Chandler Boulevard.

Ten56 will help meet demand for quality industrial products in West Chandler. Industrial vacancy in the area is only 6.2% per CoStar, well below the Phoenix metro average of 11.4%. West Chandler is popular among employers looking for regional connectivity, access to a highly skilled workforce, and proximity to some of Arizona’s leading technology, advanced manufacturing, logistics, and semiconductor employers.

The speculative development is designed to accommodate a wide range of industrial users. The building will be delivered as shell space with an open layout and divisibility options to allow for multiple tenants.

Construction is anticipated to start after the project gets through the city’s development plan review process, with delivery targeted for August 2027.
