Trammell Crow Company, one of the nation’s largest commercial real estate developers and investors, has closed on a 68-acre development site in Goodyear, Ariz. for the development of Cotton Lane Commerce Park. Located at the Southwest corner of Elwood Street and South Cotton Lane, the project will include 975,000 square feet of Class A logistics space.

The project design will include both cross-dock and rear-load buildings with 36’ to 40’ clear height, ample trailer and auto parking, and frontage along Cotton Lane and Elwood Street. The site is also served by the Union Pacific Rail line.

“Phoenix’s Southwest Valley continues to be one of the top performing industrial submarkets in the country. This acquisition represents another strategic addition to our expanding logistics portfolio,” said Cullen Mahoney, Vice President in Trammell Crow Company’s Phoenix office.

Brady Maus, a Senior Associate in the Phoenix office, added, “Cotton Lane Commerce Park is designed to accommodate users ranging from 50,000 to 750,000 square feet, including the option for a rail-served building. The Phoenix area has seen consistent demand from rail users in the last 24 months and this project will be well positioned to capture that demand.”

Rusty Kennedy and Pat Feeney of CBRE will handle the marketing and leasing of the project.

Construction is slated to begin in the third quarter of 2022.
