CBRE negotiated the sale of Huxley Scottsdale, a 192-unit luxury multifamily community located in North Scottsdale, Ariz. CBRE’s Asher Gunter, Matt Pesch, Sean Cunningham and Austin Groen represented the seller, High Street Residential (HSR), the residential subsidiary of Trammell Crow Company (TCC). Pillar Communities and Private Portfolio Group acquired Huxley Scottsdale, marking the companies’ 36th acquisition in the Phoenix area since inception. Pillar Communities and Private Portfolio Group currently own 11 properties in metro Phoenix.

“Huxley Scottsdale is a premier multifamily community with top-of-market amenities, condominium-quality unit interiors, and an ideal North Scottsdale location,” said CBRE’s Asher Gunter, vice chairman and managing director of the Southwest region. “The community’s high-quality wrap construction and strong operational performance were appealing to investors and fueled significant interest.”
Completed by HSR in 2024, Huxley Scottsdale’s amenities incorporate a palette of premium finishes and contemporary design elements ranging from natural stone slabs and large format porcelain tiles to a hidden “speak easy” lounge and rooftop sky deck with panoramic views of the Sonoran Desert landscape. Resort-inspired amenities include a pool and spa area, club-style fitness center with state-of-the-art equipment plus a separate yoga room, and an expansive dog park and pet spa.

Huxley Scottsdale’s sophisticated unit interiors feature quartz countertops in kitchen and baths, wood-style plank flooring, full-size front load washer and dryer, solid core modern doors, contemporary hardware and plumbing fixtures, frameless glass modern showers, smart home technology including smart thermostats and keyless home entry, and 9- to 11-foot ceilings. Gourmet kitchens include modern flat panel cabinetry, under cabinet lighting, stainless steel appliances with gas ranges, tile backsplash, and eat-in islands.
TCC completed construction of the neighboring Class A office building Axis Raintree in 2021. In an agreement with the City of Scottsdale, TCC rezoned the overall site to Planned Airpark Core Development PCP to allow for office and multifamily construction, enabling TCC to build both Axis Raintree and Huxley Scottsdale. The 175,000-square-foot, three-story office building is approximately 93 percent leased.
