Phoenix-based Alliance Residential Company, one of the largest multifamily developers and managers in the U.S., announces the groundbreaking of Marvelle at Southcenter, Tukwila’s newest modern apartment community designed exclusively for residents age 55 and up. This is the first of the company’s new active adult housing brand to break ground nationwide and the first market-rate community offered for a 55-plus demographic in the Seattle metro.
“The baby boomer demographic is the biggest segment in the U.S., and growth in rental demand from boomers has been strong in our upscale Broadstone multifamily projects,” says Jay Hiemenz, president of Alliance. “We saw the launch of Marvelle as an opportunity to exclusively address the 55-plus apartment segment through affordable, high-end living options, thoughtful amenities, specialized programming, a la carte services, rich social experiences and prime micro-locations near premier retail and entertainment. Marvelle will set the standard for baby boomers looking to downsize and avoid the maintenance hassles associated with homeownership, while also offering specific lifestyle programs and services designated for active adults who don’t need the higher service levels associated with senior and assisted living communities.”
The Marvelle brand is rooted in the idea that its residents embrace a turnkey, maintenance-free home among their friends and peers, where luxury, adventure and meaningful experiences are tailored specifically for them. Marvelle at Southcenter’s 166 units of luxury apartment living deliver on that promise by offering a nod to the natural beauty of the Pacific Northwest and the rich aviation history of the region through high-quality finishes, ample natural lighting and thoughtful details. In addition, overall community design emphasizes socialization, convenience and enjoyment — cases in point being the 13,000 square feet of indoor amenity space, more than double that of a traditional apartment building of this size, and the easy access to Tukwila’s expanding pedestrian and bicycle trail system, Westfield Southcenter and more than 100 restaurants in the Southcenter District.
Marvelle at Southcenter’s groundbreaking was recently dedicated by The City of Tukwila, and regional and business leaders in the community, and is a part of the neighborhood’s active transformation to a true mixed-use, transit-oriented area.
“The Southcenter neighborhood has historically been a retail-only neighborhood,” says Jeremiah Jolicoeur, Alliance’s Managing Director of Development for the Pacific Northwest. “Within the past decade, the City of Tukwila has implemented an urban planning vision that includes transit-oriented development and mixed-use residential. That vision, coupled with proximity to Seattle, Bellevue and surrounding communities, made this neighborhood an ideal location for our project. We are excited to offer 55-plus individuals the opportunity to upgrade their lifestyle and experience all that the Marvelle brand and Southcenter neighborhood have to offer.”
Anticipated to open in the fall of 2019, Marvelle at Southcenter will offer studio, one- and two-bedroom floor plans ranging from 500 to 1,200-plus square feet.
