“Securing Sprouts at Eastmarket is a milestone for the Eastmark community, and is just the beginning,” said Brian Frakes, Founder and President of Common Bond Development Group. “This project is about setting a high standard for neighborhood retail, something Eastmark residents can truly take pride in. We’ve built a team and a design that reflects the same level of care and vision that has defined our work across the Valley.  We’re hopeful to be able to bring additional expansion in the future to Eastmarket, and to make the retail experience truly something special.”

Eastmarket will feature nearly 45,000 square feet of retail and restaurant space, anchored by the 23,299-square-foot Sprouts Farmers Market and a curated mix of complementary neighborhood tenants. The design-forward destination will set the tone for future phases of Eastmark’s commercial development, with high architectural standards and a pedestrian-friendly layout that encourages connection and community.

“Common Bond has proven to be the ideal partner for Eastmark,” said Eric Tune, Senior Vice President, Development at Brookfield Residential, which owns and manages the surrounding community. “Their approach to design, tenancy, and neighborhood activation aligns perfectly with Eastmark’s vision for an inspired and elevated lifestyle.”

City leaders echoed the projects importance to Mesa’s long-term retail vision.  “The groundbreaking of EastMarket at Eastmark, anchored by Sprouts Farmers Market, is a major step forward for Mesa’s Quality Retail Initiative,” said Vice Mayor Scott Somers. “With a dedicated partner in Common Bond Development Group, we’re transforming EastMarket into the vibrant community hub that has long been promised. This first phase lays a strong foundation for what’s to come and we’ll continue to push for unique shopping, dining and entertainment options in this growing part of town.”

Part of a Growing Legacy of Award-Winning Developments

The Eastmarket groundbreaking follows a string of major announcements for Common Bond Development Group, including its recent partnership with Mack Real Estate Group and McCourt Partners to deliver the hospitality and retail components of Halo Vista, the 2,300-acre mixed-use master-planned development surrounding TSMC Arizona in Phoenix’s North Valley.

Common Bond also recently completed The Park at 83 in Peoria, featuring the first-ever West Valley locations for Postino, North Italia, and Blanco Cocina + Cantina, alongside a two-acre park designed by Berghoff Design, a project that redefined what community-scale development could look like in Arizona.

With these projects, Common Bond continues to distinguish itself as one of the Southwest’s most forward-thinking development firms, known for elevating retail and hospitality with an emphasis on design, community, and long-term value creation.

“Eastmarket builds on the same principles that have guided our work for years,” said Frakes. “Whether it’s The Park at 83, Halo Vista, or this new chapter at Eastmark, our mission remains the same: to create memorable destinations that bring people together.”
