On May 14, Kitchell Development Company announced that Abbott Label, a wholesale custom printing company, has leased the final 50,509 square feet of vacancy at Elliot 94, completing the lease-up of the premier Class A industrial development in Mesa. With three tenants now occupying the 216,050-square-foot development, Elliot 94 is now 100% leased — making it one of the first fully occupied developments in the fast-growing Phoenix-Mesa Gateway submarket.

“This is a significant milestone, not just for our team but for the entire submarket,” said Kevin Miller, Vice President of Development at Kitchell Development. “The Phoenix-Mesa Gateway area has seen a surge in industrial development, and Elliot 94 is among the first projects to reach full occupancy. That’s a strong indicator of both tenant confidence in this location and the quality of what we’ve delivered here.”

Strategically located within the Elliot Road Technology Corridor, Elliot 94 has attracted tenants seeking modern, flexible space in one of the region’s most dynamic industrial corridors. The completion of leasing at Elliot 94 also sets the stage for Kitchell’s next development phase.

Elliot 96, located just to the east at the northwest corner of Elliot Road and 96th Street, is nearing construction completion and will deliver an additional 265,324 square feet of Class A industrial space later this year. The new facility will deliver with ESFR sprinklers, R-30 insulation, a 180-foot concrete truck court, ample employee parking, and fully air-conditioned warehouse with spec suites — features designed to meet the needs of today’s industrial users.

“With strong preleasing activity and sustained demand, Elliot 96 is well positioned to continue the leasing momentum we’ve established,” Miller added. “Our focus remains on delivering high-quality assets in strategic locations that support long-term tenant success.”
