RED Development, an industry-leading commercial real estate company renowned for its high-performing mixed-use and retail portfolio, is unveiling its redevelopment plans for the future of Biltmore Fashion Park, Arizona’s first luxury outdoor shopping and dining destination after acquiring full ownership of the iconic landmark this summer, featuring a new mixed-use development and design revitalization.

Becoming only the fourth owner in the property’s more than 60-year history, the acquisition returns the destination to local ownership, ensuring the continued evolution honors its rich heritage. The redevelopment will enhance the prestigious corner of 24th Street and Camelback by creating a vibrant mixed-use destination that will feature new residential offerings, upscale hotel accommodations and state-of-the-art office space designed to meet the evolving needs of the community.
Well regarded as the crown jewel of the Valley, known for its exquisite architecture, high-end retailers and restaurants, and lively community events, Biltmore Fashion Park will also undergo a strategic revitalization to bring the property back to its roots with a modern twist on mid-century design. Additionally, guests will soon notice enhancements throughout the grounds, including improved landscaping and upgraded lighting to elevate the overall experience.

Alongside the redevelopment and revitalization, Biltmore Fashion Park is welcoming a lineup of new tenants. Warby Parker, an eyewear company offering high-quality eyeglasses, sunglasses, contacts and eye exams, will open in March 2025 in a 2,004-square-foot spot next to Soma and Cornelia Park. Apex Tailoring, a luxury tailoring and custom suit boutique offering a high-end experience with a focus on men’s bespoke apparel, will make its Valley debut this December in an 894-square-foot pop-up next to Macy’s.
Additionally, PILLAR, where athletic meets aesthetic with signature activewear and leisurewear, is opening its first brick-and-mortar location with a 1,068-square-foot pop-up located next to Life Time Fitness this week. The grand opening party with entertainment, including the Arizona Cardinals cheerleaders, and bites from POMO Pizzeria will take place Friday, Nov. 15 from 5 to 7 p.m.
Now open, Rye 51, a high-end menswear outpost offering custom suits, slacks, shirts and styling services, has relocated to a new 2,402-square-foot store between Tumi and Soma.
“We are excited to move into our new space within Biltmore Fashion Park, which has proven to be one the fastest successful starts in our history,” said Rye 51 Founder Raja Ratan. “The new location will provide added exposure to our customers. Our new store features our luxury casual brand Rye 51, as well as a private custom clothing room for our made-to-order brand Q Clothier.”
Additionally, continuing to honor the shopping center’s legacy of hosting community events, new event programming and community activations in thoughtfully curated public spaces include:
- Lululemon Community Run (Sunday, Nov. 17 from 9 to 10 a.m.): Join Lululemon for a community run, followed by a 10-minute guided stretch on the lawn.
- Visits with Santa (Thursday, Nov. 21 to Tuesday, Dec. 24. – daily hours vary): Experience the enchantment of the holiday season by visiting Santa, featuring pictures with Saint Nick. Special events include Storytime with Mrs. Claus hosted on the Center Lawn on Sunday, Dec. 1, 8, and 22 from 2 to 4 p.m.; and Santa Cares with a welcoming, sensory-friendly atmosphere with Santa where photo experiences are tailored to accommodate individuals with autism on Sunday, Dec. 8 at 11 a.m. Visit ShopBiltmore.com for more information about hours of operation, reservations and additional special activations.
- Menorah Lighting (Sunday, Dec. 29 from 4 to 6 p.m.): Honor the spirit of Hanukkah with a beautiful menorah lighting ceremony to share in the meaningful celebration of faith, tradition and togetherness.
- Sip & Shop (now until Tuesday, Dec. 31): Available Thursday-Sunday, guests can sip on their favorite alcoholic beverages from participating restaurants while shopping through the center.
The premier open-air lifestyle destination is anchored by Macy’s, Life Time and Saks Fifth Avenue. It features over 65 specialty retailers, including Anthropologie, J.Crew, Gorjana, Ralph Lauren, Lululemon, Rye 51, Pottery Barn and Sephora. A diverse array of dining options includes Capital Grille, Blanco Cocina + Cantina, Zinburger, Ambrogio15 and True Food Kitchen, offering a variety of culinary experiences.
