ViaWest Group, a Phoenix-based full-service commercial real estate investment, development and property management firm, has announced the addition of HonorHealth as a major new tenant at Chandler Integrated Care Campus, a Class A medical office conversion project underway by the company at 2700 W. Frye Rd. in Chandler, Arizona.

HonorHealth will lease 50,000 square feet at Chandler Integrated Care Campus for an Arizona Center for Cancer Care as well as primary care, pain management and breast surgery services. HonorHealth joins existing building tenant CVS Health, who leases 67,000 square feet. The building has approximately 70,000 square feet of space available for lease and ready to accommodate medical office uses.
ViaWest purchased the 187,000-square-foot office building in December 2024. The company plans to invest $24 million to convert the project from traditional office space to a premier medical campus with upgraded common areas, an on-site gym, a physicians lounge and the addition of a grab-and-go food service option.

We look forward to the completion of this conversion and will continue to lean into this product sector, with an intent to provide more smart, impactful medical office building space as opportunities arise.”

According to JLL, Chandler’s medical office building direct vacancy rate has held at sub-10% since early 2018, with only one new building delivery in 2021 and limited land available for new construction.
“Office conversions solve multiple challenges at once, satisfying pent-up demand with modern medical space that can be delivered faster and at a lower cost than a new build,” said McIntyre. “ViaWest recognized this opportunity and is acting on it. We appreciate the trust they have placed in JLL to help deploy their MOB strategy.”
Additional features of Chandler Integrated Care Campus include flexible floorplates served by three elevators, fully covered parking for patients and staff, significant electric and plumbing infrastructure, conference and meeting rooms, and building and monument signage opportunities.
The property sits at the junction of the Loop 101 and 102 freeways, just one mile from Dignity Chandler Regional Medical Center, less than three miles from Banner Ocotillo Medical Center, and with easy access to the entire metro Phoenix market as well as almost 98,500 households within a five-mile radius.
