Hines, the international real estate firm, has reached an agreement with tech firm Mobivity on a long-term lease for an 8,898-square-foot turnkey spec office suite at Chandler Viridian.
The suite is one of four that was specifically built out by Hines at Chandler Viridian to provide potential tenants with an immediately available modern, state-of-the-art office environment at the dynamic mixed-use project in Chandler.
Mobivity will be relocating from a current space in downtown Chandler. The company provides a technological platform to connect national restaurants, retailers, personal care brands, and their partners with customers to increase retention, visits, and spend. Mobivity’s platform increases customer engagement and frequency by capturing detailed point-of-sale transaction data, analyzing customer habits, and motivating customers and employees through data-driven messaging applications and rewards.
Chandler Viridian is a premier mixed-use development integrating residential, Class A Office, hospitality and retail developments located at the Intersection of Loop 101 and San Tan Loop 202 in Chandler. The project boasts exceptional access to local freeways and significant nearby restaurants and amenities, including Chandler Fashion Square. The project was named Mixed Use Project of the Year and Spec Office Building of the Year in the Best of NAIOP Awards in 2019.
“Chandler Viridian checked every box within our site selection criteria,” said Ryan Orton, Principal from Cresa, which represented Mobivity in the transaction. “The Spec Suites Hines assembled provided various options with new construction an exceptional design, each aligning with Mobivity’s timeline. Pat Boyle and Brandon Dillingham were quick to respond, accommodating to Tenant-specific needs, all while our requirement rapidly changed throughout 2020. Dennis Becker and Mobivity’s real estate committee conquered multiple hurdles this year with inspiring momentum, ultimately securing a new lease with Hines in Chandler. ”
Chandler Viridian provides a number of attractive features to prospective office tenants, including best-in-class property management, modern design and architecture, exceptional common spaces and open areas, onsite restaurants and a hotel, and significant other amenities within walking distance of the property.
“We are very pleased to welcome Mobivity to Chandler Viridian,” said Brandon Dillingham, managing director for Hines. “They are an ideal fit for such a dynamic project and we’re confident they will benefit greatly from being part of the energy and momentum that’s being generated by the project. We also know that their employees will appreciate being in a location with so many nearby amenities and things to do outside work hours.”
After examining market conditions in the wake of the pandemic, the Hines team realized that there could be significant demand for high-end turnkey spec suites. The team proceeded to build out four spaces ranging in size from 4,000 square feet to 11,0000 square feet, and the Mobivity space is the first of those to be leased.
The leasing team that represented Hines in the transaction was Jerry Roberts, Executive Managing Director, and Pat Boyle, Managing Director, with Cushman and Wakefield in Phoenix. Ryan Orton, Principal from Cresa represented Mobivity in the transaction.
“The Chandler Viridian team was able to take a proactive approach with implementing spec suites at the project,” Boyle said. “We were able to take advantage of downtime in the market to analyze the demand we were seeing for tenants that were looking for move in ready space in the market. In recent months that demand has only increased, with several tenants in the market later than they should be due to the pandemic, or looking for turnkey solutions to not have to deal with the hassle of building out space. The product that Hines is delivering is best in class and we think that the balance of the spec suites will be leased and occupied quickly.”
