Ryan Companies US, Inc., a national commercial real estate solutions provider, and ESI Ventures announce the financial closing and beginning of construction for Surprise 34. Comprised of two buildings totaling more than 145,000 square feet, the industrial campus will provide premier industrial opportunities for users seeking space for their logistics, manufacturing, and supply chain needs in the West Valley.

“We are excited to work with ESI Ventures to provide mid-size, flexible light industrial space to a variety of end users in the fast-growing City of Surprise,” said Beau Brush, vice president of construction operations, Southwest region, Ryan Companies. “This project meets the needs of top-tier industrial companies that are relocating to the Phoenix metro area.”

Surprise 34 is located near Dysart and Waddell roads in the Surprise Pointe neighborhood and is minutes away from the Loop 303 and U.S. 60 freeways. Each building will feature 28-foot clear heights and dock wells for tenants. Nearby companies include Amazon, Crescent Crown Distributing, SeaCa Plastic Packaging, and Trimaco.

ESI Ventures, a private family office based in Los Angeles, Calif., is the owner of the project. Ryan is the builder and Ryan A+E, Inc., the design studio of Ryan, is the architect and civil engineer of record.

Surprise 34 is one of six industrial projects that Ryan has worked on in the Phoenix metropolitan area the past twelve months. These projects total more than 1.6 million square feet and include The Confluence at Mesa Gateway, Hatcher Industrial Park, and the Vinyltech building expansion. Surprise 34 is expected to be completed by Q1 2025.
